I don't know the villas, but anywhere within the 'bowl' of the Uzumlu valley is near the site of the proposed cement factory.
There is a court case going on now to try to stop the factory being built, but if it is given the OK property prices will be be effected, so some are trying to sell before a decision is made. That being said, there are other villas in the area for similar prices, so don't jump straight in with this one for fear of losing a bargain. If the factory goes ahead you will get better deals, I am sure.
The factory is proposed for the other side of the valley from Uzumlu, on the slope above Incirkoy. You can see it on Google Earth as a white area in the forest - it is currently a quarry.
It is very cold in winter. Some hillside (north facing) slopes lose the sun as early as 14.00 in the winter, so take a compass to check the site.
