Katie, it will be difficult with your budget to buy anything which is "really" younger than four years old. most will of been started a long time ago as they are co-operatives which typically take 5 years to build and maybe 5 years further to fully inhabit.
When you get there you will understand, Akbuk is a Turkish retreat of many years ago and there are lots of older sites and ones that are yet to be finished. there are very few that have sprung up in the last 18 months, most have been built over the last 10 years, slowly 1 year at a time each co-op member will invest another 5000YTL and another floor will be built etc. Until the site structure has been built, then the owner is given the keys and they may take another 5 years to kit out the interior as they do not take out loans (this was and even today still very difficult to do on a property if you are Turkish). This is a simplistic view but one that is aparent when you are out there.
you will seriously limit your options by only looking for properties less than 4 years old if you find a property thats 10-15 years old that has no structural problems what is too say it is any worse than a new build which hasnt stood the test of time.
Go with an open mind and carryout the same checks as you would when buying a British property. If you do have a survey done, dont hold out too much hope as the one my mother had for her property in Akbuk was bordering on farcicle I could of done a better job myself and they are not backed by any tangible insurance.
I think you will either need to do your own checks to ensure you are buying a sound house or you need to double your investment to buy a new one with an insurance backed guarentee. Speak to other brits on the site as inevitably there will be one or 2 (in Ozceliks case there are now 30 of 260 homes owned by us brits)
