Hi all,
I am trying to buy one of the villas (G05 it was on the original plan). Somehow the bank value the one next to it G06 and they want me to complete on that one rather than risk a revaluation at this time. As I have not been since it was a building site does anyone have any views on the 2 properties?
My reason for going to G05 was because it is at the end of the row and the views from the lounge and 2nd floor are more open.
Any views appreciated...

Hi Gary not sure which Villa you are talking about as they were all re numbered, I think those Villas which were originally called G are now A and have a different number. Where on the site are the villas G5 and G6 are they close to the front gate

Thanks Stan - I checked the new numbering. The one I originally wanted is A06 and the one they valued is A07 (available due to a person failing application). A06 is next to wall as you enter on the left - I like the fact is is set out from the other rows and hence a nicer outlook but any feedback from people who are/been on the ground more recently always appreciated!

i am assuming that you are getting a turkish mortgage for your purchase. it does not sound too good if they have valued the wrong property, surely the number you stated on the application form should be the property they should have valued. if they have made a mistake they should go back and value the one you requested. you are making the biggest purchase of your life so make sure that you get the property you want. i wish you all the best of luck with your purchase and hope you enjoy your place in turkey.

Thanks - yep its a mess alright... not the hardest thing to get right but there you go. To be honest this is more of an investment and have been offered an incentive to complete on A07 which I am considering.

Just interested in thoughts people may have on rental / resale value between A07 and A06 now the development is complete.

You should ask yourself why are you being given an insentive to buy a different property to the one you wanted,
If i were your i would stick to the one you want or possibly walk away from it.

Hi Gary, yeah I know the two villas, I own AO1 which is next to the main road just below AO6. I can only assume that ASEM want you to buy the villa that the Bank has already valued in case a new valuation on any other villa may result in it being valued lower than a previous valuation on a simular Villa and other owners may not like to hear that their property is now worth less than when they bought which is probably the case. Property has taken a hit pretty much every where so we can assume Turkey is no different. It is hard to assess how the value of these properties will perform but they are an attractive property on a nice complex built by a good builder so I believe they will perform better than most others, but that is a risk we all take. As for holiday rental it is a bit early yet to know , I think it will take a few years to out work, I don't think the rental market in Turkey has been great and I am sure there are articles on that subject in various publications. As for me I am more than happy with the Villa I bought, it is purely for family and friends use I might rent it out at some stage in the future if we were not using it as much as we should, I bought A01 because it was beside the external wall and had a better view onto the road etc and because it was close to the security hut, I dont think A06 or A07 makes much difference to the actual value of the property in the long term and it would be down to personal choice. One thing I would change in hind sight, I would ask ASEM to fill in the pool to a depth suitable for kids as I think it is too deep as it is from a practical and safety point, if it was shallower it would be a lot cheaper to maintain, worth considering and if you think there is any merit in it maybe negotiate it into the purchase. Thats my two pence worth -- hope it is helpful.
