Visiting Altinkum/Akbuk

Hi

My husband and I are visiting purely on a viewing trip to buy a property from th July- 12th July 2205 and we want somewhere really quiet and saw Akbuk on the internet. Could someone enlighten us on any new developments being built that we may not find on the internet and prices. Also any other advise when buying would be much appreciated

Akbuk is a beautiful place and thescenery will take your breath away. We have a 3 bed duplex in Altinkum which we are selling. Akbuk and Altinkum offer 2 very different lifestyles. Whereas Altinkum is lively and has lots of shops, restaurants with entertainment and the beach is very busy Akbuk is the opposite and is a more relaxed area. Akbuk hasn't really taken off as yet but it is getting there. there aren't any supermarkets. There is a restaurant which our own Mushtaq owns so I thought I'd better give that a plug! It depends on what your needs are as to whether you like Altinkum or Akbuk. The fun is searching and believe me.....you can't go wrong either way[8D]

Me and my wife recently went to Kusadasi on a fortnights holiday with the intention of buying a property somewhere.

We visited Kusadasi which is a bit of an Urban spawl, but very lively. We already know about Altinkum from a previous holiday, again a very lively resort.

We spent a few days in Akbuk as my wifes sister owns a villa there and we both instantly said, yep, this is for us.
Some people label it boring, fair comment as it is compared to other livelier resort's, but if you are after tranquility, fantastic scenery (especially if you purchase a property on the hills overlooking the bay), great natural setting and with great turkish hospitality, you can't go wrong here.

Akbuk is expanding so the amenties will eventually catch up. However, its a fine balance between peace/solitide/natural settings and convenience/comfort/sufficent choice of shops & restaurants and Akbuk needs to maintain this to stay as that special place.

I personally would like to see a couple of new restaurants in the center somewhere, and also a car-hire place and a larger supermarket, possibly on the outskirts as you come into Akbuk.

Altinkum is a totally different place, wall to wall shops and restuarants and far to many English there. You don't really get a flavour of Turkey in Altinkum nor Kusadasi, and with their Karoke bars, multi-national restaurants, etc, you don't feel like your getting away from England.
However, Akbuk is still very much a Turkish resort and not many English go there in comparison to Altinkum. However it is mainly the English now who are buying into all the new developments.

We have bought into a development called Eclipse/Dolunay constructed by Ephesus Homes based in Altinkum, I wish you every sucess.

We have a place in Akbuk just by the new "Darby Beach Hotel". The Friday market is excellent and to keep you going there are 2 small supermarkets. There are a number of good restaurants (the Darby being one of them)and I have seen a small rent a car office there.

Hi there: I bought a property in Akbuk just a few weeks ago. Akbuk is a place that is probably more suited to people whio are looking for a quiet refuge from the more hectic tourist resort. It IS a tourist location but at present it is a resort for mainly Turk tourists and the amenities and flavor of the place relect that.

It does have a growing profile amongst British tourists but that is still in it's infancy. If you are looking for a quiet place with a lot of natural beauty and appeal then Akbuk will fit that bill. In my opinion it has all that one would need on a day to day basis. Altinkum is about a 25 mins dolmus ride away if you want a splash of hustle and bustle occasionally.

I bought through Ahmet Kaya of Bay Emlak and , even though the buying process is not yet fully complete, I am very satisfied with the service I have received. Ahmet is not slick, hip or high pressure. He even sometimes comes across as a little vague. However, I have left Turkey, leaving him in charge of seeing my purchase through and I have no reservations in my mind that he will do anything other than serve my best interests.

If you are looking to buy a property in Akbuk with a view to enjoying the natural beauty and appreciating the Turkish people and their way of life then I am sure you will be happy with your decision.

If you are looking for a commercially hedonistic lifestyle then Akbuk is probably not the right choice for you and a place in Altinkum would probably be a better choice for you.

I have also purchased a Villa through ephesus homes on the eclipse/dolunay development and am very pleased with the quality of the build and the price. What a view ,it just blew me away . I was looking in Altinkum but there was no comparision. What number are you ?mine is number 11 on the second row. I returned this monday and this should all be done by end of next month. look forward to your reply,

Katie, it will be difficult with your budget to buy anything which is "really" younger than four years old. most will of been started a long time ago as they are co-operatives which typically take 5 years to build and maybe 5 years further to fully inhabit.

When you get there you will understand, Akbuk is a Turkish retreat of many years ago and there are lots of older sites and ones that are yet to be finished. there are very few that have sprung up in the last 18 months, most have been built over the last 10 years, slowly 1 year at a time each co-op member will invest another 5000YTL and another floor will be built etc. Until the site structure has been built, then the owner is given the keys and they may take another 5 years to kit out the interior as they do not take out loans (this was and even today still very difficult to do on a property if you are Turkish). This is a simplistic view but one that is aparent when you are out there.

you will seriously limit your options by only looking for properties less than 4 years old if you find a property thats 10-15 years old that has no structural problems what is too say it is any worse than a new build which hasnt stood the test of time.

Go with an open mind and carryout the same checks as you would when buying a British property. If you do have a survey done, dont hold out too much hope as the one my mother had for her property in Akbuk was bordering on farcicle I could of done a better job myself and they are not backed by any tangible insurance.

I think you will either need to do your own checks to ensure you are buying a sound house or you need to double your investment to buy a new one with an insurance backed guarentee. Speak to other brits on the site as inevitably there will be one or 2 (in Ozceliks case there are now 30 of 260 homes owned by us brits)
