Ged , do you have a contract stating the completion date of April, 2010?

thanks for replies so far.some buyers have tapus others don't

Be very careful here as they sometimes issue few tapus to string others along into thinking all is ok and drag it on longer, then they suddenly go bust.
The tapu is your main concern here.

Re: ridiculous charges for builders electric
GBP 50 per week throughout the year (x52), or when you holiday there? (2wks out of the year GBP 100).
Most probably the site is still on construction supply which is a higher rate, and difficult to place individual meters (not impossible), they can't be registered in your name though.
GBP 50 seems high, than again depending on the size of property and usage TL120 for water & electricity is not that extreme. (We've had clients run up higher bills in summer for a weeks stay on regular electric supply).
Not to side with ripping off builders, but why should he pay for people's electricity usage if they are using the properties?
Than again to avoid this he could have stipulated that nobody is allowed in their home upon tapu transfer and final payment.

Re: ridiculous charges for builders electric
i can only assume that the charge relates to the time spent there not every week of the year. am looking into further details and confirmation from developer. apartment is two bed with 3x air con.

Of course, builders are not expected to pay for users' electricity. However, they should not charge exorbitant rates. £50 pw does seem a tad on the high side, but obviousy depends on the property size.

Ged:
I think there are people of the Aegean Heights 1 development on this forum and they have a similar arrangement with their builder, maybe they can shed some light on it, and how they came to a consensus.
quick calculation going pure on bills i've seen on a regular basis from clients, i'd say the builder does not differentiate between small homes and larger ones, a charge of TL 70-80 per week for both water & electricity would seem more in line.

Re: ridiculous charges for builders electric
Ridiculous.
If they can get electricity, it will be metered.
If there is a meter, then it's a 10 minute job for an electrician to fit a sub-meter so you know what you are using.
Are the other residents foreigners too? If so, get together and sort these buggers out. 50 quid a week is roughly 3-4 times your likely WINTER electricity bills (mine come to about 50 quid a month).
Good luck ...

Re: ridiculous charges for builders electric
Hi,
I have my Tapu, but not a Hab.,Cert yet.
I have a meter, but it is not in my name yet.
I paid our builder 77tl for electricity and water. 5weeks usage, 2 bed apt., 1 air-con., water heated by electric boiler and washing machine that was used quite alot, and kettle that was practically on the go constantly-I am a coffee addict.
Was this a fair price as I will be using the apartment again at the end of August, until the beginning of November? Should I be considering the sub-meter option?
I have had no issues as yet, with the builder.
Mary.

Re: ridiculous charges for builders electric
77 lira for 5 weeks sounds fair to me.
