Finding an Akbuk property

I hope to be a regular contributor to this forum sharing my experiences in Akbuk and Turkey but first I need to find a place I can call home.

In this regard I have seen several villas and found one to my taste up an extremely steep incline (Golden Sand 3 site) 1104 Street. It is one of three villas of yellow, white and exposed brick with rounded architectural features. It overlooks a number of units in the development and includes a large communal pool area with a sweeping view of Akbuk’s waters.

I would be pleased if you could don your detective hats and offer any advice you can regarding:

1. The age of the development
2. Any known problems with the development or information which might be useful
3. Any known sale history in the area- time on market and price (especially this property) and any comparative sales that I might consider
4. Any upcoming developments nearby including sewage and road construction
5. Any problems accessing the site by taxi or for deliveries of any kind
6. The proximity of any dolmus services and their frequency in both summer and winter
7. The perceived risk of forest fires and burglaries
8. The known death rate of donkeys, mules or camels used for haulage up the hillside trek

I thank you in advance for any information you can offer.

All I know is that there are lots and lots of burglaries out that way because our local Jandarma are always up there. As to the death rate of local donkeys...?!!

Hi gimli.
I cannot help you I'm afraid, however I like the fact that your trying to establish some factual insight about the property and sitesi before you purchase, dont be offended but do just as much due diligence when it comes to the emlak your using, good luck, I must admit that akbuk was never for us, but admit the views especially from high up were amazing, by the way check out the search function on this forum quarter way down right hand side, enter some key words and hey presto.

Are you buying via a dodgy emlak or builder,if so make sure you have tapu and hab cert in hand before parting with the readies,lots of problems in this area.
It is a buyers market so you set the ground rules and negotiate the price and any commisions they try to put on you.There are numerous options in the area so don't be pressured,you are the boss.

I have a place in Akbuk and we where broken into about 5 years ago,we changed security and touch wood haven't had a problem since ,we are not located in the north bay area but I have heard of problems of pumping water up to the top and problems getting taxis to go up there ,in the older part if Akbuk there are some really nice properties for sale and plenty of resales that are cheaper than New builds and they are properties that can be checked for all the paper work ,my advice is to look down that avenue,there where scandals of miss selling and that was at the height of the financial collapse beware those circumstances have not gone away the world's economy as not been fixed

Always older than what the paperwork says because many properties take several years to complete.

2. Any known problems with the development or information which might be useful

Akbuk roads are of such poor quality, the main road was completely rebuilt last year following the devastating new sewers construction project. The road is crumbling beneath our feet because the tarmac was laid one inch thick at best and the sewer pipes below won't take the poo because they are no where near big enough, plus they don't actually go anywhere, this would be an advantage though if you bought that house on the hill.

5. Any problems accessing the site by taxi or for deliveries of any kind
If you buy up a steep hill you'll have problems alright, especially out of season.

6. The proximity of any dolmus services and their frequency in both summer and winter
Last bus out of town in winter 7pm (by 9 most people are in bed cause there's sod all to do).

7. The perceived risk of forest fires and burglaries
Not so many burglaries here now, most of the Brits that had more than 2 half-pennies to rub together have moved out now.
Forest fires won't harm the sea, everything else is vulnerable although to be fair the forestry commission do have an old water plane (haven't seen it about for a couple of years though).


8. The known death rate of donkeys, mules or camels used for haulage up the hillside trek
Oh cum-on us locals treat our animals well - Those sort of tasks we leave to the wives.

Here is a 3 bedroom property with a lovely roof terrace that has possibly everything you could want, and no hills to climb.
