site maintenance fees
I heard from someone recently that they were paying an exorbitant monthly amount for garden pool and general care of the site.
i'm wondering what sort of figures people are coughing up in the Alanya area
We pay 30 lira per month..it might go up to 40 next month...that's garden pool and general cleaning of stairs etc.

Oba I am paying Euro 500 but this is our first year as the apartment is a hotel conversion and the new committee was only set up last October and we have items to do to bring up to a better standard. Villa on Kargicak Co-op site is 900 YTL per year.
For me this is not to bad, here in Spain I pay Euro 590 for an apartment, last year we had to fork out an extra Euro 300 each apartment for exterior painting, which has to be said was a good job and has a long guarantee on it.

Hi, I paid 500 lira last year for pool,lift,cleaning,elecric and small garden area.

I pay 40 Euros per month. I think it is difficult to compare prices, as there are a lot of factors to be taken into account. Size of pool for instance and garden areas. Our cost includes filling at the start of season and chemicals etc. We also have quite a large garden that has lots of plants and fruit trees that need nurturing. I suppose it also depends how many people share the costs.
I feel that if you are all happy with the service you are getting for the money you are paying, thats all that matters.

Why so cheap? your all paying peanuts for site fees. Average here is around 200 lira per month but I have friends who are paying as much as 1400 lira per month.

Like any business, you should do the maths. How many full-time staff are there X minimum wage + Nat Ins, the cost of a mower, pool chemicals etc., etc.
Big sites can be more economical than small on that basis as the costs are shared between more owners.
Some builders clearly see site maintenance as a 'second visit to the well' i.e. another way to screw money out of buyers.
The swapping of figures like these (in the thread above) are pointless without some basis for comparison of what is being provided. Unless you find a formula that allows comparison, it is a waste of time.

immac..that makes sense..we live in a block of 56 apartments ..
the site ..garden pool inside and out ..is looked after by a couple who own some of the apartments...and her daughter and sister help out.
they take 1680 lira a month and its well looked after.....at 30 lira its a bargain.

I can tell you from the other side so to speak that the owners can be very difficult when it comes to paying a fair amount for work done eg payments coming in late ( 3+ late) extending agreed season every year but not wanting to pay extra. Expecting you to look after rental properties because you have a maintennce contract ... not with them but with the block. calling a midnight to be let in because forgot key but not wanting to pay for the call out.......not wanting to close pool before 10 therefore to clean and put chemicals in puts you there at midnight......... I could go on but I won't.. becasue I actually agree with Immac on all her points.
There is though an awful lot of builders who are misleading their owners and this forum is a good way of identifying aspects of this... but remember that not all property maintenencece firms belong to builders... I am independent and up to this year was only doing property maintences not sales.

Yours is also a small site, only 8 apartments. There are sites with similar size gardens, and a slightly larger pool, but 50 or 60 apartments.
As you say, if you're happy with the service then it's worth it.
