Sunset homes

I have read this forum with great interest over the past few weeks and am sighing a huge sigh of relief that I did not buy into this area of Turkey (although got very close to it). However my ladyfriend did buy with Sunset Homes and has a property on their Apollo Court complex in Altinkum.She is now very edgy indeed having read the most recent postings today re A TOUCH OF PARADISE COUNTRY CLUB as the complex she has bought into has very similar issues to those described in that particular Akbuk complex ie a) properties physically finished up to 2 years ago b) unfinished complex in the sense that long promised brochure specification facilities are still awaited, c) habitation certificate is still awaited despite monthly promises that it is imminent d) lack of receipts for monies paid etc etc.

She is certainly very spooked now at reading the allegations today that " Sunset Homes are by all accounts in huge debt". Where did this information come from ? This must be hugely worrying for people who have bought already and for people who are in the process of buying.

What is most puzzling is the continuing deafening silence from developers whose names are slurred in such a manner. Surely they must realise that this is very very damaging to any reputation that they may have built up to date .Also, their continuing failure to refute such rumours/stories/allegations will only lead readers to believe that the stories must be true -OR DO THEY NOT CARE?

There must be somewhere between 150-250 people who have bought into these Sunset Homes complexes and I note that only a very very small minority have commented to date .Does this mean that the very large majority of Sunset Homes buyers are happy with their individual set up in Altinkum and Akbuk or are they leaving it to the few who have put their heads above the parapet. So come on developers - please set the record straight. Are the stories true? Also to those buyers who are on those complexes -what is the current situation?

Sadly, Bob, a lot of these "developers"(and I use that term loosely), don't seem to care how much misery and financial loss they perpertrate, they just change company names, and move on hoping for more money from more people and at the moment, seem to be getting away with it. Hope your ladyfriend is alright. Ted

Somerset Bob, speaking from a personal point of view, my perception of it is once the money changes hands from being a potential buyer to being a buyer your relationship with them changes.
Your wonderful helpful, caring, not able to do enough for you, nothing any trouble builder, overnight has a personality
change. By the time your money is in the bank account you are history. No longer important. Just my views on it, and I speak from a personal viewpoint.
There are some good builders out there, I just had the misfortune to deal with one not so good.
I agree many many folks are in trouble and whether they don't want to speak out or whether they are happy for others to do it and sit back and wait on a result, I don't know. I never got a result until I started shouting and talking and
telling my story.
Personally I feel many builders have their money made and do not care, only the good one's care and go on to finish builds and make sure their clients gain and are happy.
Sad but true.

What Tess has said is quite true and let me add my pennys worth.

If a builder is in trouble they MAY release a few tapus to give the impression that all is ok as this will calm down the others. They will play this game doing a little of this and a little of that and that gets you thinking it will all happen eventually, DO NOT be sucked in by this.

If they are going to release a few tapus to keep the majority thinking it will happen then who are they gpoing to give it to? I personally would give it to the one that shouts the loudest and causes the problems, so that might be the best way forward, however, do expect to be threatened and verbally abused as this is the turkish way if they are not happy.

I hate to say this, but....

The choice is yours! The alternative can be losing big bucks.

Somerset Bob,

I think in general, Sunset Homes has delivered the goods for most people especially with the Apollo complexes and in comparison to other agents with all the other horror stories being told.

However, their after sales service has let them down to a degree as they have not kept promises on some offered facilites on the complexes and issues on rental income etc, but it is not the end of the world - expectations are too high for some people - there is an old saying "if it sounds too good to be true........".

The rumours about their debt problems have been around for about 18 months and I think it is more of a case that they have assets, but no liquidity. They are trying to sell some of their other non property assets to help the situation, but I don't know the success of this. One good thing is that they are still selling apartments etc in a tough market helping cash flow.

Time will tell if they can ride out the current economic climate and resolve issues on the Touch of Paradise complexes etc. It wouldn't be nice to loose money, but the risk of doing business with Sunset I would consider to be medium rather than high.

It is easy for other Members to wind you up as they have had very bad experiences, but you need to judge comments and keep them in perspective on what is really going on. It is just a case of a few bad apples with the real estate market at present.
