Info please
Hello everyone
I have been told that before you can register your property it will need to be tested by a lab, i think they take a core and send it away to be tested and if passed you can register the property with the local council. This all sounds a little funny and they even charge you a few thousands in doing so, i have tried asking people but like me end up scratching my head????

Paul your confused!!, labs, testing, cores etc where did you hear this info from? are you referring to the foundations of the property? This is usually carried out by a council official to ensure that the correct materials etc have been used (this is something i have read else where). I would imagine that this is between the builder and the authorities allowing the building to go ahead.
Our member Cenk could probably explain this procedure much better with his qualifications, he is on holiday for a few days so we will have to wait.

Yes it was told to me in broken English but i thought this would happen at the mid build and not after a few years, maybe the answer will be found.

Paul if you are talking about a build then as it is built now they have to be quality assured during build, this will be done by a company who will take concrete samples as the concrete is poured(slip test), check the steel reinforcements used, and that each stage is correctly done. This cost money but they then certificate the work and this is then presented to the belediye as part of the checks needed to get genel İskan. The cost vary as per size of build and the company you use so if you are doing a new build check the price out for this. The type of company you require is a ''Yapi denetim '' company so punch this into google and you will find dozens of these companies they price according to the class of building and per meter of build one İ found with prices is http://www.cagdasyapidenetim.com.tr/fiyat.asp Problem you have is most sites are only in Turkish. This if you like is the Turkish equivalent of an NHBC garauntee in its infancy.

Thanks Bryn for this, but could you just confirm is this for person purchasing a plot of land then building themselves opposed to new builds on the market already for which the new purchaser will not have to pay for this test.

yes this would be for someone doing their own build not for anyone buying a development or off plan, the developer pays in that case as part of his building cost. İf you are doing your own build and have a contracted builder check the prices yourself to prevent the builder adding a back pocket earner for himself.

If you buy a new property but it may have been built 3-5 years and not registered with the local council do you have to have this done again if you have no paper work to say it has been done, i thought no building could be completed unless it passed the regulations that was put in force after the Istanbul earthquake.

my understanding is that all property is to be completed within a 5 year timescale, otherwise it will not be legal, so if there is no register for the property stay clear! there are a few properties in this area like this and are now being demolished, or they have run into problems with the cooperative.
