Use of villa as guest house ( very small!!)
Hi All!
My partner Anne & I are buying a villa in Yalikavak.
Anne has always wanted to run a B&B and we thought we might run a small B&B ( one bedroom free), possibly helping new property seekers, working with local estate agents, giving temporary accommodation, advice & help, or divers ( I dive & could arrange that, while Anne could look after the non -diving partner if necessary!).
Does anyone know the legalities of such a venture, and would there be a demand?

Don't know about demand, but what you would be doing is starting a small business. The "legalities" of such can be fairly onerous and complicated to anyone unfamiliar with Turkey and its bureaucracy.

I think you also have to get a licence from TURSAB, who are the tourist board.

I don't know about Tursab, but setting up the business is around 2000 - 2500 ytl and then monthly accountant fees around 200 + ytl (payable whether or not you make money). You have to compare your charges with hotels which, in this area can be as low as 20 - 25 ytl a night at this time of year dropping to 15 over winter (the ones I know).
The problem in trying to do this informally - without getting all the permissions, permits etc - is that if you are a success, someone will surely report you.

it does sound like a good idea, but I am not so sure it's that simple..there are one or two points though which would concern me, aside from the legal sides...that is, if somebody were out there to view properites, then by the time they have bought flights and transfers to your villa, plus the charges you would have to make, I am willing to bet that a last minute package holiday would be cheaper. The more spent on the viewing trip, the more into the budget you go, so the less you have on the property itself!! This may not be the case, but I do think you need to think about that side, your way would have to be make your room available for such a low rent that it becomes almost a loss for you!
The other side is that I think if I were to go abroad, I would not be comfortable with having someone around me that much - no disrespect to you or your wife meant lol but you stay with someone, you spend the day diving with them while your partner is with their partner...I think I would feel a bit cramped, mainly because I think I would feel almost obligated to spend time with the owners (ie you two)! So I think if we were the only guests in a home, that would put me off.
I do wish you the best of luck though and hope that if you decide to persue it, that it all works out well! x

We can all write chapter and verse on reasons not to do things, but who knows how it will turn out, Best Laid Plans an all that. I myself, live by the hoof and trust my instincts. I never stop to think long enough about the worst that can happen and just get caught up in the excitment of a new adventure! I may not have always made the smartest of choices, but Ive never regreted one of them cos they have all, in turn, led me to where I am now. If its your dream Geoffreys then why not reach for it, you never know where it may lead ;-) Best of luck x
