When we moved to Turkey we rented & not by choice. I wanted to buy a cheapo place & have it done up whilst awaiting our own build (the wife was having none of it).
I did go & view an empty villa and at that stage I was involved with architects, one came with me. Place looked fine, we had the drawings for a "proposed build" & what was there was the build. There was no iskan on it but all looked great. The architect said it needed a structural test, Im a newbie there so its, go ahead.
A core drill was used on a downstairs column & on an upstairs one. The concrete was on the limit & the actual steel reinforcement bars were below requirements by about 4mm.
The requirements obviously are there re earthquake protection.
My point is, its not what you see with your eyes, its whats holding it up.

I know of one new property that had the window frames made of MDF and painted over.....it looked nice!

Many, many of the horror stories don't even get aired. I look back now & I myself could've been financially wiped out. In a very short time I learnt the system, how? Many of my friends only ate in restaurants, they didn't work in them.......that came later. Basically I was taking build 24/7.

Openly admit.......I was lucky.

We have a 22 square metre illegal garage with a depot the same size underneath on our plot. The house is 2 storey, 90 square metre per floor.
If the value on the tapu is 100,000 tl, is it possible from this to calculate the approximate tax due to legalise the garage. (I know it is 3% of its value, and I think the value is pro rata with the rest (legal) part.)

Any ideas and opinions on this will be much appreciated!

Don't take what I say as Gospel on this issue anyone. Been out of Turkey now for three years, Turkey has moved on & so have I.

In your case David, if memory serves me well "depot" doesn't come into it re the Tapu if its below ground level. The iskan is about actual living area, depot is not considered to be a living area. "Garage", no idea.

What's being offered by the government should be grabbed & grabbed quick. What would I suggest, most high street town shops have offices above them. Look for an architect sign & go knock the door. These are educated people & many speak English, it will cost you nowt for advice...........only if you use them to sort it will you be charged. Pictures of your property (on your phone) & a copy of the Tapu would be required for the architect to voice an opinion.

Don't be shy out there...........architects know far more than I do. If you had toothache out there you would have no problem walking into a dentists place, property problem, walk into an architects place.

Just to add.
Many architects out there have a programme on their PCs showing all land plots for their regions. All architects out there also have a direct "in" to their local Beledye Office..........horses for courses comes to mind. They don't deal with receptionists, they deal with decision makers. That part of business in Turkey runs no different to here in the UK.

We come under Milas/Mugla administration and I'm hoping to deal with our Iskan application when we visit early October. What I hoped would be simple form filling with the help of a Turkish friend is now looking to be a much more expensive and complicated process if I believe our Turkish site manager. For starters he's proposing to engage mapping engineers at enormous cost for reasons I know not what. The land parcel and building dimensions are all well defined so I'm at a lost to understand the problem.

Do any members have first hand experience of the application process or copies of the application forms they could share.
