agree with martyns posting, emlaks get much higher commission from builders for selling their properties so many re sales are not promoted so much or at all in some cases.

Surely if you have sufficient profit in your re-sale you can offer the Emlak a greater incentive than the lower commission rate, or offer the staff a personal incentive if they make the sale. Time to think outside the box.

Another problem why re-sale do not sell that well
is due to the fact the furniture included in the sale
is not always to the buyers liking.
I've just had a client who wanted to buy
a re-sale property that was furnished.
She did not like the furniture and asked the seller
if they would lower the price, because she did not want any of his furniture.
The seller refused and so my customer just walked away.

Anyone who tries to sell a fully furnished apartment
will find it harder to sell than an unfurnished one.
This could be a reason why I have heard that many investors
are buying property and leaving them unfurnished.
The main benefits being:-
1-The properties interior decor and fixtures are not going to spoilt.
2-Save thousands not having to furnish the property.
3-easier to sell in the future
4-increases chance of getting higher selling price
5-no hassle from letting

It would be interesting to find out what percentage of investors
are actually doing this!!!!

I wanted to look at re-sale whilst I was out there, but the advice I was given related to the problems with earthquakes and building specs, as in don't consider them! As I said in my intro post, I wish I'd found this place a few months ago.

Question Hard To Sell Property?

Hi all,

Curious to know something. How easy is it to find a buyer for a re-sale property in Turkey?

I've heard that people are having to drop their prices dramatically to try and sell. Does anyone living out there have any info about this? Also, why are re-sales harder to shift? Is it because of all the new developments going up, or is it something else?

Resale are shifting too, just that there are so many new ones around with better commission incentives and also lot of people prefer to buy new, sometimes because they get time to pay off while it's being built.

There are number of reasons, I don't think many people lose money on property, majority complain because they can't get the 40-50-60 + % profit they want to make or thought they should make.

I think also some emlaks are linked to the builders, maybe part of the same company, so its in their interests to promote new builds.
