If you get the rent paid directly to you from either the local authority or the DSS then there shouldn't be a problem. It's not just Dss claimants who will default on their rent.

I thought that the rent was only payable to the claimant these days.

Don't know about England, but here in Scotland the claimant does have the option to have the rent paid directly to them. It's up to the landlord if that is acceptable to them. Personally it's not an option I would choose.

Re: Buy to Let property in the UK

They tried an experiment about 5 years ago with claimants in the Wakefield area. The money went directly to the claimant, who was trusted to pay the landlord. It started in September in the run up to Christmas and the funds went into other things than rent.
It didn't go well and was later scrapped.

The latest rumour is that Rishi, with the need to replenish many billions, is not just going to increase the usual taxes but also make changes to Capital Gains Tax by hitting residential gains.

That would probably affect middle England more as many wealthy people have already got their assetts set up in off shore companies.

Surely you have already set your off shore company up Mushroom.

Doesn't interest me. My kids can be investors on my behalf and I'll just keep the Cannabis farm to myself.

Re: Buy to Let property in the UK

I have just received a writen reply from our rental agents. We cannot advertise 'no DSS' (no surprise there), but we can choose 'the best' of the applicants.
the rent guarantee underwriters will not accept DSS tenants.
