Personally I was lucky and bought at the right time so can still make around 10% avg on my portfolio investment. New purchases are struggling to make 5%, which leaves virtually no margin of error for problem tenants or problem properties.

I seriously considered selling up, putting the whole lot in Lira and living of the hassle free interest offered in Turkey, but concerns over our long term security in Turkey has meant I prefer to keep the capital investment in the UK just in case.

We purchased our Turkish property in 2008 and in theory its doubled in value, but theres loads of villas for sale on our site and very few are selling. Those that are seem to be selling at close to the 2008 purchase price.

Fortunately I don't care just so long as I can retire there in peace. I love the place and the people and just pray I will continue to be welcome there.

I have just been charged £60 for one of our tenants to sign a renewal of contract. This new tenant fee law has caused my agent to charge the landlord. previously this was payable by the tenant. I have asked for a breakdown of what we will now be liable for at all stages of the business. I can see that it may well encourage some landlords to sell up and cut their losses.
Has anyone had any experience with this online agent? The fees look very straight forward. I was wondering about the services.

An well, J.Corbyn tells us that if they get in tenants will be able to buy from their (private) the property at knock down prices !!! Landlords won't like that will they !!!
