Buying costs

Typical costs involved with buying your property in Turkey:

Agency Fee: 3 % of selling price
Buyers Tax: 3% of the sale agreement price .
Maps for Army: 50 YTL
Land Survey (Cadastre): 50 YTL
Town Office (Belediye): 250 YTL
Document Processing Agent: £100
Utilities Transfer fees (on older properties, new builds can be lot more);
Water: 40 YTL
Electricity: 65 YTL
Earthquake Insurance (Depends on property price and location)
Insurance of 150sqm property in Akbuk with the value of 57,000 YTL is £50
Solicitor: £150 + Official Interpreter £50
Notary: £40 + Official Interpreter £50

These are the Buying costs, the seller pays 3% of selling price too, but too often things get messy as sellers just want a price for their property net of all expenses, and tell the agent to add whatever they like.

This freedom causes all sorts of problems. Some agents add on more then 3% and try to make quite a bit extra.

Thanks Mushtag,

We have been quoted £600 for an English speaking solicitor and approx £150 each for water and electricity connections. Its sounds a bit excessive compared to your figures. It is obviously cheaper to have a Turkish solicitor and an interperter, and probably no difference in the service at the end of the day.

I use the above combination, does the same job and a lot cheaper.
If there are existing utilities at the property then it's the charges above, but for a new build the charges have gone up quite a lot.

Firstly, may I ask why you are having to do this, the cheapest and easiest way would have been for the agent to sort out power of attorney for you, otherwise it will be like buying again and you are liable to all charges unless your agent is willing to waive some or pay himself?

Holy Feck........the agent we used must have hidden his charges in to the price of ours as we didn't have to pay that much. We just paid the 3% commission, interpreter, council fees and something else........as Murray was dealing with it which is why I haven't a clue what was paid cos he didn't know either! Men........never let them do a womans job!

Hi Speedy, and thanks for your quick reply, we did do a power of attorney so that the Tapu can be put straight into our name to avoid the extra costs and charges, but it would seem that is not what has been done so any idea as to what the costs are likely to be[?][?]

Well petal, if you have done that I would refuse to pay anymore as the mistake looks to be the agents. Have you anything to prove that you paid to have the power of attorney completed?
