Australian's, Residency Visa's & Property Purchase's

Are there any Australian members on this forum who have purchased property here in Turkey? The Title deeds office says they have to have a 5 years Residency visa before they can purchase but the Jandarma say they will only issue a 3 year Residence visa unless they own a house?!? Somebody must have got round this someway. Any advise would be appreciated!

Hi Amanda,

Why would the Jandarma be saying anything as they are not involved in the process of issuing residency? That role falls to the police - in my own case in Aydin.

Australia clearly appears on the list along side the Uk as a country whose citizens may purchase property in Turkey. there appear to be no additional restrictions on them

Are you sure they aren't saying "you have to have been resident for five years"?

My neighbour in Istanbul (Australian) had to have five years of continuous residency before the Fatih deeds office would transfer the Tapu from joint names (with her Turkish ex) to her sole name. Even then, she had to have specific permission from the main deeds office in Ankara. All in all it was a fair struggle to get her Tapu.

Unless its changed recently, there has always been additional restrictions on Australian citizens, e.g. they could only purchase domestic property, not commercial.

Thanks Anne, your friend recommended a super solicitor in Kusadasi who is trying to help. He has lots of ideas and is speaking to Aydin tomorrow. I have a suspicion it has something to do with the tightening of Australian immigration laws recently and thats why 2 months ago Turkey reduced the maximum length of a residency visa to 3 years. When I get a solution I will post it - insallah!

Iam an Australian, hoping to move to Turkey next year. So this situation also

Hi Sue, the Solicitor has spoken to someone in the Ministry of Foreign Affairs department in Ankara who now says that Australians do not require a 5 year Residence permit. It is now a case of getting Didim and Kemer Tapu offices to accept this (2 separate cases surprisingly) The simplest way would be to instruct a Solicitor to do the work for you as you will also require Special permissions from Ankara which takes 3 months to come through (not difficult just time consuming Im told) Alternatively watch this space and I'll update it as and when.
