Sh*t I missed that question............that was another issue, flogging land for the same price or just under what you would pay for land with planning permission. Even though I am out of it now, I still break into a sweat just thinking about the risks I/we took & got away with.

People can learn a lot off this forum. Learn the system before you commit. Unlike the UK where its all done for you, in Turkey you really need to be in the thick of it & be fully aware of what's going on.

Thanks for having me! It's 50TL/m2, usually land (tarla) prices in that area are much higher because it's close to a natural reservoir. They're around 100-150TL/m2 usually.

I have a copy of the tapu and let a laywer and my wife's cousin (real estate agent) and another independent real estate agent check it. They all say it's legit

Iím sorry Thomas but I believe you are being led by the nose. 50TL/M2 is the going rate for most plots around 5000M2 in the area you are talking about with full planning permission. You can buy scrub land anywhere in Turkey for a whole lot lest than a quarter of a million TL. This forum is already overloaded with mugs, why join them. Move to Turkey and the area you like, rent something suitable and start looking. Forget about your wifes relatives you have known for a few years, find some real friends.

I've been in contact with several real estate agents last couple of years from that area as well as doing my own research on sahibinden.com (monitoring pricing of similar lands) and it's definitely higher in the area I'm talking about.

From personal experience, take no notice of prices on the internet for property or land in Turkey, it's all vastly overpriced as the Turks like their pazarlik (bartering) so generally place extra onto any price advertised. 50tl a m2 sounds expensive for tarla, but then a property is worth exactly what people are prepared to pay, if you are prepared to believe people and pay that much then it is worth that much, but maybe only to you. As long as you dont want to sell it on in the future for profit, why not

Good luck, but be careful, handy thing if you speak Turkish is to walk around the village you want to buy in/around and ask the locals face to face if there is any land for sale and for how much, you would probably get a better price. There is usually a local 'land seller' that acts as a liason (and takes his own cut) but would probably still work out cheaper than buying through an agent.

As someone who has bought a 'tarla' and built a house on it I would suggest you only do this if you yourself (not a relative) can be on site every day of the build and that you must have fluent Turkish and very deep pockets. 50 TL/sqm is the average price for a tarla with immediate access to a road/electricity/water where I live near Bodrum (which is one of the most expensive places in Turkey).
For the 750,000TL you will spend on the land and build you can find plenty of very nice finished rural properties with no hassle.

Totally agree with Shirley, we also bought tarla (although there was a house on the tapu), but the challenges are immense, especially if you do not speak Turkish and are relying on family to translate.

I would definitely recommend looking for a completed project, there are people leaving turkey all the time, and some good properties which are complete with title deeds ready to be bought.

Be sure of this Thomas, there will not be one person on here who would like to see you "flounder" on this venture. There are some desperate stories on here & in other places. It all sounds good & great but you build in Turkey as said by me & others you need to be there daily...............if for no other reason than to make sure the workers are there.
A simple issue I had:
I laid all the gardens out on my project.............Jeeeeeeeeeeeeez in a day the workers saw fit to alter everything. They really were a good bunch of blokes but this fella had no intentions of growing fruit & veg, they designated areas for every fruit & veg on the planet. It was a nice thought by them but hey who needs it? Markets sell everything & there was no way in the Turkish heat was I going to become Percy bloody Thrower :-)

Seems your committed, eye on the ball mate & take no prisoners, keep control & project, manage it, after all its your money & will be your home.

I wish you well.................I'm sure you will come good for yourself & for all of us on here . Turkey is not all doom & gloom, when people get it right its very right, when it goes wrong its very disastrous.
