Who usually pays the Estate Agent ?

Hi Everyone,

Simple question - who usually pays the Estate Agent fees in the sale of a Turkish property. I am currently being told it is usually the buyer - as the Estate Agent does all the work for them - inc, transfer of utilities, preparing the inventory of fixtures and fittings, obtaining the TAPU, etc, etc. Just seems a bit odd to me ?

I can only speak of my experience. When I was buying the fees were shared between myself and the seller. The estate agent agreed as did the builder. No issue. I think you should negotiate.

It's usually negotiated when doing the deal with the agent, in most cases when expats sell they agree a price net of fees and expenses, the agent adds his profit etc.

If the buyer is an expat he usually gets to pay the fees.

I would negotiate to share the fees to be fair.

I have bought 3 x properties in Turkey over the past 12 years and it has always been the same re estate agents fees = 3% from the buyer and 3% from the seller. x Angela in Side x

We have recently bought a house in Turkey and was told that we would pay 3% stamp duty.
Then as we were preparing to go to the tapu office ,our estate agents dealing with our purchase, we're informed new legislation meant properties with over 500sqm plots were now
Liable to 4% so make sure your chosen emlak are aware of this new law .

As said earlier 3% each. As for the 'the agent does all the work for them', I would ask who appointed the agent in the first place, the vendor or the purchaser. Such nonsense.

Agree, the estate agent fees are 3% for the buyer and seller, although this is ,of course, negotiable.

There are also taxes involved which quite often the buyer expects the seller to pay, but this is not necessary and again can be negotiated.

We paid 3% each buyer/seller for agent and then the buyer paid all the fees at the Tapu office both times.

We got done over mate , in ignorance we paid everything , and still got cheated.
