Good one I.A. and put all his furniture outside so that he can take it all away. Maybe take photo's of it too, so that there's not come back. Good luck.

In the UK if a landlord has a property rented out and the tenant stops paying the rent, to get them evicted is a long and expensive process. If you simply enter the house and throw their belongings out, they can - and often do - take court action against you. Again another lengthy process. To add insult to injury, the tenant will in all probability be receiving legal aid, the landlord of course will have to pay for his legal representation. The answer to this dilemma, and yours, is to take control of the situation, don't let him call the shots. Give him a firm date when you want him out, then under no circumstances have any further contact. On the due date, enter the property - it is legally yours - and start moving your stuff in. If he is still there and refuses to leave then tell him he is going to have a room mate, whether he likes it or not. I can guarantee he wont stay long.
I did this just recently with a young lady who moved into a furnished flat I own. She signed the lease, paid the rent for three months then decided she had better things to spend her money. Three months after that I moved in, she was gone the same day. Although she did cast serious doubt on my parentage.

What is happening to the utilities? In most cases when a property is sold it is normal to put the utilities into the name of the purchaser the day before the tapu is changed. Can you have them stopped?

if you had paid for a TR lawyer to do the conveyance as you would have done if in the uk but at a fraction of the cost. you would probably not be in this situation now..am saying this not as a dig at you but a warning of others thinking of buying

Totally true, we bought a house in Bodrum and our lawyer put an a date on vacancy, date. We arrived and one room had been locked off, to store the previous owner's contents. In the purchase agreement he had put a huge penalty clause against not leaving on time. It was cleared within 4 hours even though the ex owner was in Ankara. More on this story later, for my wife it was the original Brexit

Good news:

Ev işini hallettim.5 - 6 gün içinde evi boşaltıyorum.Anlayışın için teşekkür ederim. Bana çok yardımcı oldun.

That means he leaving in 6 days. We sent links to those forums in turkish and he seems to have understood now.

Both former owner and wife are teachers and we strongly believe they were mis informed about this 45 days tradition.

This forum did the trick! Thanks alot. I hope this thread help others in similiar situation.
