advice needed
hi we are looking to buy to let
have read some of the forum and people saying not good idea ashard to let
we would like toget £200 a month to cover costs etc
do you think this is possible and where is best place to buy
we were thinking altinkum

Dont think there is much call for rental at the moment,the air fares are not cheap enough. altinkum is a nice place to buy though,but i would say that as i am moving there next week.

I wouldn't rely on renting if you have committments on the apartment i.e. mortgage, loan etc and you must rent it.

if its £200 a month for 12 months then you really are going to be disappointed.
From my experience there is currently very little rental market in Turkey so rates are much lower than say in Spain and you are not likely to rent it for many weeks (though some people do report that they do).
If you want to buy to let then look at other places and see if you can get a guranteed income. But I guess by the "200 a month you dont want to spend a lot on the place - another reason that means you are less likely to rent it - rentors want a luxury place, not a cheap place
anyway good luck with whatever you decide to do

Hi acj do some research and look on a few rental web sites. It seems to me that many people don't get more than about 8 weeks a year holiday rentals and those are mostly in the peak weeks. If you are charging £300 a week thats around £2400 and from that you have to deduct cleaning and laundry charges and probably a manager and possibly tax although that could be under the threashold. I hate to be a fly in the ointment but is it really worth it. But then again some people seem to do quite well. Again look on those sites and try to work out why some places get a lot of bookings. If you are dependant on rentals to buy your place I would say don't do it but if the rentals are just a bit of a bonus well thats ok.

Holiday letting can be lucrative if you know how to market it and buy the right place in the right area. We were offered 300 pounds a week to let our apartment in August but sadly we have no spare cash to furnish
For letting to longer-term tenants in our area (Yalikavak) although there is an odd cheapie you are looking at 500YTL a month. We were offered that today for our apartment unfurnished and 650 if we put some furnishings in.
We are renting ourselves in a Turkish area and pay 450YTL.
Gives you a rough idea anyway. BTW there is a strong demand for rentals in Bodrum. We often get people knocking on our door asking if we know any flats for rent.

buying to rent then you must look outside of seasonal tourist resorts..places like alanya and Antalya..and even side are year round resorts and there is always people wanting places to rent long or short term..200 pound ie 500 lira is a normal rent nowadays in Alanya...

If you take Fethiye as an example, for long-term rental, there are some very nice 3 bedroomed apartments available for 350 YTL (£135) per month.

Do the place up nice.
Build a portfolio of holiday renters that you know.
Dont bother with long term rent.
Well thats my plan anyway.
I'm more than happy to add to that list if anyone has any suggestions.
