Turkey vs Egypt?
I just wondered what peoples thoughts are on buying property in both these countries in terms of investment potential, not only from capital appreciation but yearly rentals.
I've been looking into Turkey for sometime now and don't really see a great rental market for any one area in Turkey, it just seems to me that holidays are so cheap to Turkey that most people will be put off the idea of booking flights, apartments, transfers, etc, themselves when they can buy a holiday for less.
I can see that property prices here are rising but I can also see that not as many buyers are buying, so in some cases the increase is only on paper and people who do try to sell are having a long wait before they get a sale.
I dont know as much about Egypt and for all I know the same could apply there but it strikes me that the red sea resorts are more rentable over the full 12 months of the year as opposed to Turkeys 7 or 8, so you have a greater chance of hitting your rental targets for the year when calculating your returns. Add to this the great diving and the golf courses that are appearing, Egypt would seem a slightly better bet in terms of rental market.
How long this will last is anyones guess but there seems to be some good rental schemes available in the Egyptian resorts allowing you to make money on the property will minimal involvement while still being able to use the property yourself.
I understand that people will buy in each country for different reasons, for example, if I wanted a holiday home and didnt want to rent I wouldnt even consider Egypt, the better option would be Turkey (shorter flying times, easier to move around when there, etc) but I would like to hear other peoples thoughts on this, especially if you already own property in both countries or have looked into it yourself.

I hear Cape Verde is the next up and coming place to buy for Brits.
As for Egypt i wouldn't mind buying and renting it 12 months of the year
but is anything gaurateed' i was told when i bought in Turkey i would
have no problem renting it out, that was almost 2 yrs ago and not one
person has been in there as yet.

This is interesting. Are you actively looking to rent your place out, I mean do you advertise it, etc?

when we bought in turkey we toyed with the idea of a villa ,but as i was coming up for retiremwnt i knew we would hav eto rent it out in order to be able to keep it,so we bought a new off plan apartment instead that we can lock up and not let out . i am so glad we did as letting out it seems is not as easy as some people think.we have had our place 3 years and apart from close family having it [ free] we have never recieved any income from it ,but from paying £30000 for a new 3 bed .3 years ago i dont think we will lose money when [and if ] we sell.this is by the way bodrum peninsular.

My Sister used to work for a property company in Tenerife and tried to get me to invest in Cape Verde. It is an up and coming place and If you want an apartment on the beach in the Canary Islands, then This is the place to buy.
You still get alot more for your money in Turkey.
I would imagine that America is a decent place to invest now. I'll be checking the housing market when i take the family to Florida next year.
I havent bought my place in Turkey to rent out and havent advertised that i have even thought about doing just that but the amount of interest/enquiries i've had, I think i'd be mad not too. 15 months to go yet, time will tell.
