Akbuk Property Alterations

A couple of years ago I recall Akbuk Council ordering some property alterations/ modifications on Olive Gardens to be revoked as they had breached planning regulations. I think it was addenda such as cover/roofing to open terraces?
However since Akbuk Council was integrated into Didim Belediye I notice such roofing / glass enclosure re open terrace properties is a very common feature in many complexes. Does anyone know whether planning rules have been relaxed in the last 2 years re open terraces being covered/ roofed etc? Open terraces seemed a good idea at first- they are now the bane of my life lol.

On the Datca peninsula the local authorities ordered the compulsory removal of all balconies and terraces not an original part of the buildings at Karaincer. Friends who had bought in good faith came back to find their balcony gone last spring.

Permanent enclosing of balconies is a no, no both in Akbuk & Didm. Tried to get my builder to do it & he was ready to do it till the architect stepped in. You can enclose a balcony but the glass sections must be removable, if not you're extending the living area.

I have a huge terrace leading off the bedroom and I am afraid it will be too hot. Would like to build some kind of shade, what is allowed?

As far as I am aware the pergoda type are ok, basically a roof on metal pillars with no side walls. I got a 21 x 30 feet for under 1k about 5 years ago, be prepared to bargain and walk away as they will try and rip you off, our quotes were as high as 3.5k at the time

A lot depends on the property, villa, apartment & whether or not your on a complex. Most properties have to conform with others if your on a complex. What is legal though are concertina windows where they completely open up & can completely close.
Stand alone villas on its own plot of land would have no problems putting a canopy over a balcony, mainly because your not interfering with anyone BUT the same applies, your not allowed to permanently seal that area off & convert it to living space.
