Advice please - Bozöğrü and Atakent areas

Hi we have started looking at areas to buy a villa and were originally looking in Fethiye area but are widening our search. We liked the look of some of the villas at Hillside and the complexes in the Bozöğrü and Atakent areas near Dalaman. I'd really appreciate if it any of you could give me some more information about the area. I can see from the forums that some of you have places here.

Are there many expats in the area and community activities? I am not sure if these complexes have permanent residences or are they mainly holiday places - I know some areas are very quiet out of season? Though initially we will be using the place for holidays we eventually want to spend more time there.

Are there nice restaurants and bars in the area and do you get a lot of aircraft noise?

Any other tips or points to consider?

Are you aware of all the `legal` pitfalls in buying ? You need to get familiar with that before purchasing.

It's a good idea to sound out people on this forum...
It's also a good idea to put your own personal preferences on a checklist...
And then evaluate the comments on that check list...
Sounds simlple enough, but doing it at the beginning saves 'running around over previously covered ground', later...
Once that is done then you can deal with the other issues...
Financial, cadastral, location related, structural...
Not advisble to do the latter ones without Independent Professional Advice... (and I don't mean local lawyers)...

And by the way, once you have found a specific location that ticks all the boxes, then is the time to use the modern way to begin searching for property online... your visibility is better on-line (counter-intuitive but true) ... once you have a short list of the best available, THEN go 'around on the ground' looking at everything available... but make sure you are in a position to 'close' any deal first, before you begin hunting, otherwise there's a 50/50 chance you will be wasting your time cutting a deal that you can not capture... unless you imagine you will do it by using a reservation deposit, and using that appproach will result in a very expensive education..not advisable...so do it like the local Turks, get your funds teed up in a local bank first, before you go running around the houses for a 'look-see'..

I could recommend places to you, if you were going ahead as above, but making recommendations is fraught with issues...if you go into places and negotiate yourself you'll likely come out skinned alive without realising until later... and might blame me, so making recommendations is only comfortable if you have some protection against risks in place...but if you're interested you can PM me

Find a suitable location as per the advice from McB and once you made that choice I suggest you rent for a period just to make sure before you commit.

For me I preferred Alanya area as there is some life going on in the winter time especially for expats. Also the weather stays warmer longer. People often swim at Xmas time on the turquoise coast.

I'll try to actually answer your questions .........

Have lived here (Bozöğrü - congratulations on the spelling) for about 13 years, not on Hillside but close by.

Quite a few expats in the summer, not so many who stay all year round. Regular organised community activities ziltch, but occasionally someone will organise a boat trip, or a few will go out for a meal, or drinks and food at someone's house. Some people occasionally have small darts nights, ıntermittent Turkish cooking classes have been held. Most houses also have a reasonable amount of land and there's always plenty to do in the garden (e.g. collected olives this month - about 190 kg, gave us 24 litres extra virgin oil).

Most houses actually on Hillside were built/aimed at holiday makers and not particularly well insulated, but good a/c's and/or a good wood burner should keep you cosy in winter.

Restaurants, there are five or six within 5/10 minutes drive, all generally have reasonable grub although it can be a bit up or down depending on your luck. None within walking distance unless six kilometres there and back is appealing to you. İ just remembered some of the restaurants will provide transport there and back gratis ıf you ask. The "Prison" restaurant on the road to Dalaman must be mentioned, highly popular because the food is good (so I've heard) and it is very cheap (minimal staff costs......). Dalaman ıs 10 minutes away with a good amount of restaurants and bars, quite a few open all year round.

Aircraft noise, we hear it but I never found it to be disturbing, they're still pretty high when they go over us. Half the time there is no noise as depending on wind direction the landing approach is from the sea side.

Other points, super situation particularly in respect of airport just 20 minutes drive away. Fethiye 40 mınutes, Dalyan 20, Köyceğiz 30, Muğla 50, Ölüdeniz over an hour, Kaş, Kalkan couple of hours, Antalya three and a half, etc.

And one thing that always strikes us when we come back here and sit on the balcony is the silence - birds, bees, wind in the trees, the occasional tractor - marvellous.

I agree, but if they are looking at the Fethiye area, then I doubt they could afford Alanya
