The damage by guests

hi just want to share this we had last minute booking in September for 10 days for 5 adults .after 4 days of their stay when cleaners went for midweek clean they noticed a cut on leather arm of the sofa.it looks it was done by a sharp object like knife.when we asked the guests they totally denied it.just wanted to bring it to light as it never happened to us and mostly people coming to dalyan are regular visitor. thanks for reading

Hi Nina
Damage is always an upsetting event even more so if denied as it means they don't wish to consider any contribution to the repairs.
Like you I also rent out my villa and this year initiated a "good house keeping deposit" of 150 pounds returned after one week following departure .
I don't mess with little things like cups,glass ,plates I just ask for them to be replaced and to my pleasant surprise this is done .

However the 150 seems to have worked with no accidental damage at all.

My agent even checks things like badly stained towels due to hair colourings .
We had one guest who apologised and replaced a nice huge bath towel fo thismreason.

By the way no guest as ever commented on the deposit and seem happy to accept this as a reasonable condition of renting.

Sorry to hear about your damage. Our friends so the same bigalant by charging a refundable deposit for any serious damage. They always refund it straight away should everything be O.K.

WE spend time in rented property in Spain during the winter, a damage deposit is always part of the terms, usually 150, refundable when we leave. Not a problem, just good practice.

I don't think charging a deposit should be much of a problem especially for regulars and previous bookings, obviously people booking for the first time may be a bit wary of not getting back the deposit but if other guests have left comments then that hopefully should settle any fears people may have, but obviously mainly relevant for people booking through a website or from a friend-of-a-friend.

Also what about insurance, can you or do you have lettings insurance to cover damage?

Hi,
Its hardly the same thing but just thought I would mention it, moreso for the long term renters, in Australia property is very expensive so renting is popular, however three month inspections are the norm, these are done by the Gestapo ( my sons words) probably the management company or a firm hired by them, and by all account the inspections are very strict.

Sorry it's straying OT, but yes, Martin there was a program on UK TV fairly recently and part of it was where a property inspection was taking place, and oh my word, some of the things the inspector was telling the occupant/s to do, such as remove a towel that was hanging from the top of a door, there were a few things but I did wonder why the inspector said about her next 3 monthly inspection.
Although I think there may of been ongoing situation with the tenant, so it may have been warranted.

Gestapo, must have been the same inspector!

Back to topic.

Which brings me back to some of those holiday programs and show the way some people treat their hotel rooms is beyond me, or do they either show-up just for the TV cameras or do they live like that back at home?

SLOBBS is one word that comes to mind.

hi thanks your all for yours comments.yes refundable deposit will be the way forward.i just putt on forum so other villa owners should know about the behaviour of the visiting persons.by the way can some one recommend a villa maintenance firm with less problem please
