Water/Electricity and council tax registration

We have heard today that our title deeds are ready to be transferred into our name (Hooray!!) Our agent has asked that we also pay £250 for water/electricity and council tax registration. Before we transfer any more monies to him, could someone advise as to whether this figure seems reasonable please? Also, what is the usual cost for the compulsory earthquake insurance, which I believe should be paid at the time of collection of our Tapu?

We are awaiting our Tapu as well and have been quoted £100 for the transfer of the utilities and £75 for earthquake insurance. Expect it to come through very soon.

I presume this is for your property in Kalkan,

questions to help get your answers.

New property /resale?

breakdown of the £250

Water in Fethiye is approx 70TL approx £30 elecetricity approx £60-70

Registering council ??

There is a post on the forum for the cost of purchasing in the section "Buying a property" that has set out many of the Frequently asked questions. This could maybe help.

Have your agent give you a complete break down on what is left to pay, itemise every detail..

"Dask" earthquake ins last April was 83.60TL for a 3 bed house. included 38TL for the council. total approx £35-40 per year


I am sure that the forum members who are agents will be able to give you a more professional idea to the costings...

Thank you for your help, Yes, it is for our apartment in Kalkan. It is a re-sale property, not new. I certainly will ask for a breakdown - I did think it was rather pricey.

Hi Damon,
In November, in Akayka, we paid to get utilities put in our name -
72 YTL (about £30) for water and 80 YTL (about £35) for electric.
That was to transfer it from previous owner's name. If it is a new house there are additional registration charges. We also paid 12 YTL (about £5) on top of the water charge - something we didn't understand to do with council tax (maybe this was getting council tax changed to our name, dunno!).

Our earthquake insurance was included in the house & contents insurance that we took with garanti bank last year - we had to show our insurance policy to the council to prove that we already had earthquake cover, so we didn't have to pay the "Dask" separately.

Dont beat yourself, it is forums such as this that help future puchasers in learning what cost are involved for differing regions of Turkey.

Concala,we also have to pay £400,but this is for the habitation certificate for our new villa,which,we have been told we need to get electricity and water from the utilities companies.

Connection costs are different to transfering
from previous owners name into your own

Damon If thats your water, electric and habitation certificate or first years Municipal charges then that would be about right on a new property.

Concala 400 pounds is a rush unless it includes the habitation certificate, ask them for receipts.
