Selling other peoples houses behind their backs!
Just following on from the now closed thread titlesd 'VILLA FOR SALE YALIKAVAK with PRIVATE SWIMMING POOL & MEDDITEREAN VIEW'.
I dont really know the full story behind this but it would appear that the owner of the villas wasnt aware of this person selling these villas/villa. It reminded me of my first visit to Turkey 3 years ago when I looked at some property with a hotel owner I was staying with.
He told me that it was common for some developers to basically photograph land that they didnt own, get 3D computer images of new villas drawn up layered over the land and then begin to market the 'new development' to foreigners without the owner of the land knowing anything about it.
Once there was interest generated and possibly a deposit of two paid up front by clients, only then would they approach the land owner with an offer. He said that generally the land owners would be poor farmers who when offered, for example, £10,000 for a large plot that could house many villas, they simply could not refuse the offer. All this time the owner was unaware that the developer had already sold the villas for maybe 10 times that amount each.
I was a bit shocked to hear this sort of thing went on to be honest and maybe it still does. Has anyone else heard of this practice of experience it first hand at all?

Re: Selling other peoples houses behind their backs!
It did used to happen quite a lot but I think it happens less now. We have had instances on the forum of people seeing pictures of their own homes on estate agents sites and indeed it happened to me once when the house I had bought turned up on another agents site six months after I bought it! Its very disconcerting. However, this was when the market was going crazy and there were loads and loads of emlaks scrabbling round for anything to sell. I don't think it happens so much now as the market is so much tougher.

Please retain using my forsale ad as a metafor to your episode in life that concerns less!
I was selling my villas not somebody elses. We have the same contractor and he sent me pics of a sold villa!
So the matter in question is answered and no thread related topic in here!

I could understand al ittle if my villa was on a complex but its not !! Its a private villa.
One of the emlaks were English and one Turkish

Couldn't you tell from the photo that it wasn't your own house?

Hi Maximaj, i'm not accusing you of any wrong doing or implying you were upto no good, in fact I said clearly that I didnt know the full details of the situation mentioned. Its merely there as a reference for people to understand the subject I am referring to.

Re: Selling other peoples houses behind their backs!
Hi All!
So I have these villas for sale. They are to be completed by summer 2008.
I wanted to sell them. Put the cash in my pocket. I wanted to advertise on the net.
I found this cool site, about living in Turkey as an expatriate.
The builder sent me some pics of the villas he was building including a couple of the ones he sold!
So I became a member and posted on members properties forsale. Since I am not and agent or a contractor in Bodrum, I thought all is cool.
Not cool, the pics of the sold villa was caught by the owner, him rightfully thinking I was trying to sell his home, but on the other hand I was trying to sell my villas that are neighbouring his, mind you all the surroundings villas are similiar. What a coincidence! At least I got to meet my neighbour that I've heard about but not personally met
I hope this clears things up.

İ have never heard of this and in my experience there is no such thing as a 'poor farmer' in our area. Everyone is pretty clued up on land values and drive a very hard bargain. You would be amazed how many poorly dressed millionaires are sat in grubby cafes sipping Çay and wondering what all the fuss is about

Peaceplant, we have one who lives in a shack just down the road from us, and he is worth a load of money as well, has sold land and has more land to sell as well.
Last I heard was he had five plots to sell at around £35k a plot.
To look at him and his wife you would never think it, or to look at what they live in, but by all accounts they have a very nice place the other side of the village where they go to in the winter months.
It is maybe let no one know what you are worth and they will not ask you for anything. lol
