Websites - Updates

Dont know about the rest of you - but one thing that really annoyed me when going through the buying process - was lack of updates on websites.

We spent a lot of time looking at properties on the net - only to be told when we got there - ohhh that house was actually sold 3 years ago!!! Maybe i was a little naive in my thought[)] But out of the 6 agents we viewed with - we were unable to view one property that we have seen on their websites

So potential buyers - be warned dont take notice of websites!!

And 'Emlaks' - please update!![}]

I must admit that when we went out to view and buy in December 2003, every house/villa we had seen on our estate agents website that we were interested in was still available on our viewing trip. And we did view them all before making our final decision 1 day later .

We had a similar problem when we went in January. We thought phoning the actual agent before we left was safe, confirming the property was available and confirming the price of a stand by property. This was no use either. The one we were interested appear to sell overnight and the other went up £2000. - That was in Akyaka.

We spent £100 on taxi fares to get there and back and we wasted our time. It wasn't a good start to our trip, but everything went ok after and we did get a house we love, but not in Akyaka and now, to be honest, we think it was for the best.

We found the right agent and we were happy, when you find the right agent (whoever they are), they will find you the right property.

Life sometimes works that way and steers you.

A common problem it would seem. I look after the website for Premier Estates in Fethiye and we do updates once a week, sometimes more often. The longest that a property will appear on the website once sold is normally six days.

Prior to working with Premier, I was involved in the IT side with another local estate agent in Fethiye, and before I started with them their web site had not been updated for several months. Not a good way to conduct business.

I often have a look at other agents to see what they are selling and regularly see properties I know to have been sold months (sometimes even years!) ago.

Donna i would say you were lucky then.

And Teresa - we done the same, My hubby who is Turkish had many coversations with the estate agents who assured him the properties we were interested were still available - 24 hrs later, sold!! But as you said whats for you wont go past you!!

I still go in on the some of the sites, and the same properties are on there that were on a year ago - I must say though , this doesnt go for all the companies. The one we bought through in the end(hates in marmaris) do regularly update

Nice easy to follow site John, and if it is updated regularly I am sure it will pay off as many are very stale.

Thanks Teresa, that was the intention when I designed it. The easier a site is to navigate then the more likely you are to get repeat visits.

After I replied above, a thought did cross my mind about sold properties still being advertised. When a vendor instructs multiple agents, there can be the situation when one agent sells the property but the vendor doesn't tell all the agents they instructed. This sort of thing is outwith the agents control and only gets picked up when the agent contacts the vendor about the property.

Mind you, it doesn't excuse the way some agents deliberately try to mislead potential purchasers.

I have seen properties come on agent pages then say sold and dissapear for a few days then they come back on again with sold next to the!! Maybe it is to make people think that the agent is busy.When we were looking to buy we started looking 3 months before we went over,luckily for us that was out of season so most of the properties we had liked were still for sale.Also as we have seen it said before some agents offer properties for different prices.

I think you'll find Sharron, that this type of behaviour occurs with smaller, less busy agents and I think you are right that they are trying to make things look busier than they are. It's self defeating because most people look at agents web sites more than once before they make contact or head over to Turkey.

Personally, I know if anyone suggested to Tracey at Premier that she should "churn" the property listings it would not go down very well. Good agents just don't have the time to mess about like that.
