Ilica Park Comments

Seeing as I was stubborn, and Mecitoglu was even more stubborn, I did not end up taking the apartment in the Spring Complex.

I am contemplating purchasing a unit in the Ilica Park Complex from a fellow forum member, so I am looking for some honest opinions regarding Ilica Park.

How would people rate the build quality? Can the Ilica Park Complex be compared to the Spring/Four Seasons complex's with respect to landscaping, views etc etc.
Does anyone regret their purchase and why?

If people could please post their honest opinions about Ilica Park, positive and negative, plus any observations they may have, I would surely appreciate it

Regards

Re: Ilica Park Comments

Hi there
We bought at Ilica Park after looking for about two years and also considered Spring and Four Seasons. We chose IP primarily for the following reasons:-

We wanted a small development with more privacy - Spring was just too big for us.
The unrestricted breathtaking views - our apartment has views from all three balconies and the open patio of the roof is just amazing.
The complex has 3 pools (1 indoor) and although Spring also has this we were concerned that a few hundred people using them in the height of summer might be a bit busy for us.
We also wanted to be on a complex with a mix of nationalities and have some contact with local people.

We purchased when the site was just a field and at that time Motif Homes were the sole agent although there are now a few sellers. It has been a long wait for us and at times we have felt that we have had to put some pressure on to move the build forward. You are in a good position in that you will be able to compare both sites and hopefully move straight in should you decide to purchase and know exactly what you are getting regarding the position of apartments, view, etc. I know that there have been a lot of people who purchased at Four Seasons and Spring expecting fantastic views who have been disappointed at how "restricted" they now are.

We last visited in April and back then the landscaping had just begun. I am a keen gardener so took interest in the different types of plants, etc and I am sure that they are looking much more established now. The grass is down and we have a large area around our block for BBQs etc. Spring does look very nice from a distance with their water features and statues, etc but you would maybe need to consider the differences between having a large, very profitable builder like Mecitouglu and a small local builder as is the case at IP. It all depends what you are looking for and how you intend to use your apartment I suppose.

On the less positive side the complex is still to be completed but I believe the mains electricity is about to be installed so that should ensure the good working of the pools and supply indoors for air-conditioners etc. The gym, play area and road should also be finished soon. We completed a snagging list as is the practice with all new builds back in April and as we had to postpone our recent visit cannot comment on whether or not this has been finished yet. I do know that the outside finishing is underway.

Our contact with other owners has been very positive and there seems to be a general consensus that everyone wants to maintain a high standard for the complex. I think that there might be more freedom and autonomy to shape the future of the complex with the setting up of the management committee than perhaps with the likes of bigger complexes. There annual fees have not been set yet and there was a recent thread discussing the prices that people pay in the area if you are interested.

The layout of internal apartments are different according to which block you buy in so not all apartments are the same and kitchens in particular are of high standard (at least ours is!) Our duplex is particularly spacious and the 2 bedroomed apartments are a very good size.

If you do intend to go ahead with a purchase we look forward to meeting you and if there is anything else you specifically want to ask please do so or PM me.

How do you think about it now, when the only good thing is the view. We have a phantastic view in spring and a lot more to it.
