snagging list info please
Hello, I've found this site and all the comments/info really helpful. I wondered if anyone knows of a company who does snagging lists for my off plan near Tuzla Lake. Has anyone purchased off plan without a snagging list? I would rather be safe than sorry as I had huge problems in the UK with a 'falling to bits' new build and the snagging company saved my life. I am a bit confused here, you compile your snagging list once the property has been handed over to you so buying off plan does not really come in to it.

I am a bit confused here, a snagging list is compiled after the property is handed over so buying off plan odes not come in to it, you find something wrong you put it on your snagging list.

I'd love to see someone present a 'snagging list' to some of the builders here!!Once they have your money, the only SNAG is getting anything rectified.

To be fair snagging lists are becoming the accepted norm nowadays.
I have not heard of a company doing it for you.
To ensure the snags are rectified hold back a part of the payment until they are completed. Just make sure you tell the developer/builder what you are going to do beforehand.

Totally agree friar tuck, who snags an off plan build? I can only imagine they are looking for a property management company to oversee the build and report/deal with any problems during construction and afterwards on completion. But I thought you would employ your agent to do that for you unless purchased direct from developer.

I think what you are after is someone with some technical knowledge/building expertise who can check the quality of the workmanship before you make the final payment. That seems sensible.
The 'snags' can be difficult to spot and it is easier to get them fixed before the final payment is made rather than after.
If you get stuck you might try for a local architect to do it for you. Get one that speaks English and employ them to check the build at various stages reporting back to you by email with photos. Agree the fee in advance.

My property is nearing completion. I have been advised by my solicitor to not pay for the property until it is finished and there are no snags. The developer is Artvec and the agent is MRI. MRI have offered all Clients on Flamingo Country Club a snagging list service at 250 euros for a one bed unit. This is expensive as I have found 2 other companies able to do a formal snagging list, submit it to the developer and deal with the corrections/snags. Am I assuming that you all have not had a snagging list done. The 2 companies I found charge about 50 euros but do not cover my location. I just hoped that there would be one nearby able to do a service for a fair price.

Your solicitor is giving good advice - perhaps he knows someone who can do it at a reasonable price?
