Damp in new properties

I've been informed by the ground floor apartment owner that their property was damaged with wet and damp. Then he told me there was a leak from the 3rd floor. Under 9 months old. Builder has replaced new kitchen units and painted the areas, in groundfoor apartment. I don't know what is happening that they get damp inside as I believe my agent was airing mine.
This is down in Hunters Valley where they say it gets very wet during the winter. Surely there is substances in the concrete to not be able to penetrate through?

Hi Angela
I have heard that quite a few apartments have been damaged this year due to the heavy rain. I have sent an email to my builder/estate agent who normally reply within hours but have not heard yet if our place is ok.

I could be wrong Ivy, I will need to check upon it when we get out to Turkey, but I thought that the latest Turkish building regulations required damp course to be fitted in new construction. My guess is that the consent for the building was passed prior to the legislation and therefore does not have to comply. Traditionally builders only occasionally used a dpc in Turkey.

Water will over time penetrate concrete, or any other porous structure if like in winter the ground is permanently wet or damp.

All new build do have damp proof courses but even so if the house is left empty with no heating over the winter months, many will still get damp, the same would probably happen with houses over here I guess, some people should actually stay for the winter in Altinkum and will see how severe the weather can be and most will be very surprised

Turkish Civil engineer's advice on winter damp in properties: Because of CL and moisture during our winter climate both paint and concrete are damaged: Cl - means ions coming from the sea. Despite this Cl is very effective on damaging concrete and paint. It is very normal for your property to be wet. Properties do not have this problem the further away from the sea.

It is a lot better if the property has the tiling on.

He also says you can claim off insurance for needing to be painted for nothing.

Invariably the cause of 99 percent of damp is due to "beach sand" being used is the original construction.

Its a recurring problem.

I am no expert in this field, but its a fact of life here in the resort areas and its a case of having to get used to redecorating each year.

I really do not think insurance cover will cover this, moreso if the cover is bought locally. Its just too common a problem.
