Property purshace tax

Hi could some one please advise who is responsible
for the above tax, as I am due to make a purchase
of a property from a private individual and I have
been informed it is down to me the purchaser.
A link or proof would help.

There is a purchase tax of about 4% split between the seller and purchaser

In Bodrum it was always split 50/50/ In Fethiye I believe buyer pays 100%.

We've bought and sold in the Bodrum area and the buyer always paid the tax at the tapu office, we paid it as buyers and not as sellers. When we asked about it at our first property purchase we were told this was norm and the Turkish buyer of house when we sold didn't bat an eyelid when we informed her it was down to her, so presume this was the norm.

It depends on the agreement between buyer and seller. It should be 50/50 but be careful if a buyer is taking a loan as the full price will be shown on the tapu including the loan and tax will be paid on the full amount, not the belediye valuation. This is to protect the lender.

It is of course illegal to under declare the sale price on the tapu, although this practice is widespread and the vendor rarely wants the correct price because of the tax. One thing to remember is that if you were fortunate enough to see an increase in property prices (!) and you sold within 5 years, the value shown on the tapu would be your acquisition cost for capital gains. I know this is a quaint notion but why not do it properly and sleep at night!
Regarding who pays the sales tax, this is part of the negotiations but the norm, as far as I am aware in my area is 50/50.
