Talking Bodrum visit in April!

Hi everyone
We're coming out to Bodrum on 12th April for a few days to check out the area and see if its the place for us in Turkey where we want to buy a holiday home! We're meeting with a couple of developers while we're there but we are also interested in resale properties too! Any advice or recommendations anyone has to give would be much appreciated - can't wait to get there!

Welcome to Turkey guys, when you get here.....
You have picked a great area to come to. Check out the whole peninsula, take your time and do not, I repeat do not part with any money unless you are absolutely sure its right. I think the general consensus of opinion would be to rent first, buy later. Read around TLF about the problems some people have had and be prepared. Having said that it a great place to live and plenty of advice is to be had here re Emlaks etc.

Mumps,

Just one of many tips you will no doubt get.

Mine is before you purchase walk the area to shops restaurants etc or what ever your idea of an holiday is.

Is there a regular bus service or will you need a car all the time.

Do not part with the lion share of the purchase price untill you have the TAPU.

You will need to pay a deposit but look towards say 10 - 20%.

Let them chase the Millitary for clearance and I would not puchase in an area that is restricted to Turkish ie Militaray zones.

Just my way of thinking.

Better bargains with a resale than a developer.
We have re sale properties on our books that the owners have dropped price by up to £30,000 for quick sale. Plus some have extras such as furniture, air con etc
Dont be surprised in April if site swimming pools are empty or full of green water. Generally dont open them untill May and grass may be in need of cutting at that time of year if the ground is stil waterlogged after the winter.
Most resorts will just be thinking of opening for the summer in April but try to imagine what it will be like when its all cleaned up & the sun is shining.
A good lawyer will check if the property is in a military zone &should be able to get your Military clearance and tapu within around 6 months and will check the tapu for any debts and check with the site for any debt on the property before you even pay a deposit.
