Buying property in Didim...

Hi everyone,

New to the site...

My partner and i are considering buying a property in Turkey. We love the Didim area and have had many holidays in this area.

With regards to buying a property, what are the pitfalls that we should look out for as in unreliable builders, solicitors, advisors etc.

Other than buying the initial property, are there any other taxes to pay ?

What are the general utility bills, water, sewage, electric etc ?

Any legal propblem in letting out property ?

Just any information would be greatly appreciated...

Hi Jon & Jyne

Welcome to the forum.

Be extremely careful if you're buying a property in Didim, or anywhere else to think of it.

If you are buying a new property, do ensure that you get the Tapu (deeds) prior to parting with any money regardless of what the developer tells you.
Some members have parted with their money and have been left without a Tapu, which means they don't legally own the property.

There is no need for a solicitor as some of them may not deliver what they promise,and also charge you a lot for doing very little.

Your yearly council tax should be somewhat less than your monthly payments in the UK.
Both water and electric are cheap.

You should also ensure that you have the habitation certificate.

Whatever you do, rent for 2 years prior to purchase and get to know the area.

Don't rent out your property as the returns may not cover your expenses and any necessary repairs.

If you are buying within a complex, check out if it has a management committee.

Welcome to the Forum. Thank goodness you found it before purchasing as there is so much information on here. Use the search button to find information. Good luck with your purchase and as has already been said never buy without a tapu (deeds) and Iskan (habitation certificate). Also look at the members properties for sale as you may find a good bargain, which cuts out high Emlak (agent) fees.

Welcome to the forum Jon and Jayne. At the moment it is a buyers market, there are sooooooo many beautiful properties in wonderful areas you will be spoiled for choice. My advice would be to rent first then take your time to have a good look round, please check out the stories of people who have had problems buying and avoid off plan. We have been ripped off but still love Turkey and wish we were in your position but there are many success stories too. Good luck.

Good advice - plenty of resales around, from apartments next to Dolphin Square, to remote villas in the countryside. Rent and have a good look around - lots of different types of property and areas, Altinkum, Yenisehir, Mavisehir, Yesilkent, Fevzi Pasa, Yesiltepe, Akbuk

Whatever you are looking for ensure it has Habitation tick no matter what anyone says

Thank you all for your quick replies, and for the information. With regards to Tommie's suggestion of renting a proprty for a while, how long can one rent a property for, would we need a visa if we were staying over for a long period of time ?

Also, what are the legalities of bringing a dog in to Turkey
