Introducing myself

Hello Everybody,

I just wanted to introduce my self. My name is Leo I'm 31 and I live in London but originally I'm from Italy.

I bought an off-plan apartment in a complex in Dalaman as an investment thanks to a future marina, golf course ect.
On my first visit in Turkey last year, I found that things were really different from what I have been told; the complex and the apartment was there but I just recently I found out that the whole project has many discrepancies.

After searching the web for any useful tips I found this forum. I never used a forum before but from what I could see many of you members have experience and I was hoping if someone could help me.

At this stage I do not know what is the appropriate thing to do:

1) keep the flat (it is unfurnished by the way) and renting it out by myself, in the mean while use it as holiday house for myself?

2)keep it and wait to sell it in few years?

3) give it to an agency to rent it out for me or sell asap?

I apologise in advanced for any grammar or spelling mistakes

Welcome to the forum
I cannot advise on your questions, other members may be able to offer help and advice but you will have to decide what is best for you whether you rent it out or sell it.

Welcome to the forum.
Many off plan purchases look tempting from outset with many promised facilities but once completed as you have found many promised facilities will be missing or not the same specification as you were shown in the 'plans' hence the discrepancies.

If you have all your paperwork, by that I mean the title deeds (called Tapu) and site has habitation certificate, my personal opinion would be to sell it if you find an interested buyer.

Believe me your list of discrepancies will go on for years, save yourself the time, hassle and worry and dispose of it, i.e sell it now as new unused property.

Don't wait till later thinking property prices will pick up, they won't.

Hi Leo.
Welcome to the forum, If you have the correct documentation as others have mentioned, Tapu, Hab cert, then things really are not that bad, I mean ok the promise of a marina, and a golf course, that have not and maybe never will materialize, is one of the more minor white lies that have been doing the rounds for years, but if the apartment and complex are ok, (and documentation is in order), do whatever feels right, enjoy the place, try renting if that's what you want, enjoy a few holidays maybe then decide, I offer this advice based on 10 years ago I was getting stressed that my apartment had not been furnished and decorated as requested, then some kind people came on here and said don't let the little things spoil it, just enjoy it, there has been some really bad rip offs just be gratefull you got what you paid for, this is Turkey.

Hi Leo,

As you already have some doubts I would say put it up for sale but realistically you may not get the price that you paid for it.

I do hope as others have said you have the Tapu and habitation.

One thing to do when you are next over is change the locks, a 10 minute job and will cost about 5.

If it's investment alone, sell it now, don't waste time and money furnishing it, you will not re-coup the money spent on furnishing.

Plus you will have yearly maintenance service charge fees to add to to your expenditure, some of which may not be known at the start but on a new project will just escalate and take time to materialise.

If your intention is to use it yourself, remember it will cost you and you won't re-coup that money, that's my experience anyway of off plan purchases.

Broken promises about marinas and golf courses would be considered minor issues to some members on here who have experienced loosing their properties with no Tapu delivered and the builders going bankrupt after having pocketed all the money.If you have your Tapu considder yourself lucky. I am surprised in this day and age and with all the bad publicity about Turkish property scams that some of this news didn't read your ears before you decided to go and buy a property in this crooked part of the world. Sadly a lot of us on here now know that you know a Turk is lying when his lips are moving. They are so crooked that they don't even thrust each other, so what chance do foreigners have ? As another member has posted T.I.T.
