Just bought in Dalyan!

Hi,

Been lurking for a while and read and got lots of great tips on Turkey.

I have been going for quite a few years and have really like Dalyan so have bought a Holiday Home / (maybe) rental property.

Buying with Sunray who seem very reputable and hope to finalise he transaction in November.

Went for a 3 bed Villa (more like a townhouse) in a complex of 4 mostly UK Owned.

Just deciding if its worth renting out at the moment with all the new regulations and people avoiding turkey as they are thinking ISIS are taking up the sunbeds.

Why not... unlike most places...Dalyan has a thriving summer rental market... but getting the renting business going is a business undertaking... so maybe better find someone to do it for you...

Yep may give it a go. Have some cost:

On top of normal bills to rent:

Guest registration service 1500 TL annually 334.00
Initial accounts set up 450TL 100.00
Annual Accountants fee 1000TL 223.00

So will be 657 down before 1st booking.

Also 50 per complete clean after Guest departure (includes cleaning materials & Basic welcome pack) Plus extra Electricity and Water.

I'm told there is a booking for first two weeks of July where if I decide to rent will see me clear 800 (two weeks) after 15% agents fees.

We have a place in Kalkan but our costs are much lower than ScoobyZ.

Guest registration 100 per year
Initial power of attorney for tax purposes was done 9 years ago and can't remember.
Accountant 450 lira each year.
Site management, meet & greet and cleaning/laundry (pre visit full clean, mid week full cleans & linen change, bins daily) 1350 annually.

So you make 800 from the booking and you are paying out 657 for the whole year?
So apart from cleaning costs, elec costs (a/c) water, maintenance for the whole year you are already ahead.
Any additional bookings will be profit, after costs.
If you purchased your home as a holiday home I can't see a problem you are already defraying some of your costs.
If you purchased as a business venture then not so good.
I have heard that some owners on a complex are unwilling to pay pool costs and garden maintenance because they have no lets, this means you might be in a difficult situation where you might have to pay all the costs.
If you are buying it for yourselves, as I did, in Dalyan, then just enjoy it, Dalyan is a fantastic place!
Enjoy the experience, everything in life has a risk ,especially buying property abroad but sometimes you just have to go for it.
I know Sunray, they manage my villa, I have no qualms in recommending them but the choice is yours!

We were fortunate that we were able lock our bedroom and bathroom off, We wouldn't have let it if I couldn't.
We did very well out of it so no complaints, but as said you have to keep a tight control over it, which we were able to do, we took a breakages deposit, the house was checked and the electric meter read as they left mainly, next day at worst. We had the cleaner go in either day before or day of arrival, she never let us down, we wanted to bring her home she was that good.
In terms of breakages one customer broke a vacuum wine keep cooler and another broke a bedside table lamp. 6 and 25TL respectively, they both let us know on the day.
The facility for not using an accountant is still on the Turkish tax website, it uses the premise of a fixed allowance for deductions and is simple to use, but use it you must, if you set it up as a double entry book keeping system where your costs vary then you have to evidence them, try getting a receipt of Mehmet for painting your walls.
If there have been changes to the declaration system then you must follow those, they do knock on doors and do take action.

so what happens when its off-season and you don't get any guests? do you make up for it by charging higher rents for peak season?
