For what it's worth, I'd say it looks a bargain for Kalkan, compared to others I have seen being sold on the market there. In reality there is no "right price" or "wrong price"... just the price someone is prepared to pay. I'm sure Headroom's beautiful villa will sell, and that will be because it is a reasonable price for the target market which is 95% British. Virtually all property in Kalkan is now priced in GBP - that's just the way the market is here, whether you like it or not.

I'm sure the locals hate it, but actually it's just the same in London, where local kids have absolutely no chance of getting on the property ladder because of rich foreigners (mainly Russians, SE Asians and Arabs) coming in and inflating the bubble.

The world is but a village....

Thank you F.T. It is so refreshing to hear from someone who doesn't want to score points in the league of 'intellect and experience' I have to say I sometimes feel insulted and other times feel pity by/for the Einstien's who always seem to know better than anyone else because they have been in Turkey so long, nine years quite obviously doesn't qualify.

I should have thought that the Great Recession would provide an obvious answer to that question.

No one can call a Turkish villa - even as nice a one as this, in as nice a place as Kalkan - a necessity purchase. So the market has been slower, and the right buyer hasn't come along.

As we see economic recovery in the UK, and people are more secure about their future, luxurious places in the sun become more attractive....
