Dont worry about the 5* hotel and 30 villas you wont be able to see them for the new shopping centre and 160 villas and appartments they are building on the hillside opposite the petrolstation and beind the Behan villas!!
I hope they realise the electric supply canr cope with the villas that are already there never mind the new ones!!

Just got back from an 'opening up' trip to Kalkan - can't say that I saw this complex - there was some new building works in that area but didn't look big enough. Good news - they're building a road from the Petrol Station, round the hills to Patara road to by pass the green village - so another 10 mins off the journey from Dalaman!
We've got a new beach club on the Komerluk hillside too - have to wait & see what effect this has for us - hopefully not too much noise, but we'll have to cope with delivery lorries on the road now
Need to get back again in season & see what all the changes really look like - in April it's still a bit of a building site

As frequent visitors to Kalkan, like many we have been tempted to buy a villa or apartment but the last couple of visits have curbed our enthusiasm with new villa developments scarring the hillsides above the Kalamar Road and particularly in the old olive groves near the former Elite Hotel and Nur Hotel.
Before buying it is important to know what and where is likely to be built in the future, but does anyone know? I have found this thread for a Kalkan Masterplan:

Has anyone seen it, does it show the above mentioned areas for development and has it been accepted by the local authorities?
Who approves new development and what kind of standards are insisted on?
(for example, the acceptable standard for new roads serving new developments seems poor)

The municipal plans are in the town hall and are available for anyone to look at. With regards to the 5* hotel and villa complex, I understood that was being built in Kalamar (by Carson/Carlton? Co.) They are building villas that are expected to sell in the £450,000 plus price range Of course that maybe another development altogether, or just another Kalkan rumour.

Have also heard that they intend to form a new harbour area in Kalamar Bay to allow cruise ships to visit - so that may also tie in with the development you are refering to.
However grand plans sometimes do not come to fruition and the investment needed would be huge.

The *new harbor* project is about 15 years old. Maybe some day ...
Many of the other developments mentioned are rumors / truths? circulating now for at least a couple of years. Maybe some of these will materialize but it's my understanding that fewer building permits were issued this year and many villas & apartments remain unsold.
As pointed out, the current infrastructure cannot support the current buildings let alone new ones. And the municipality has little money to improve these facilities.

There have been few building permits this year, but there are still quite a few that have been passed in previous years that are still "viable". Has there been any progress on the parade of shops leading down from the new bus station? Also I understand that the old Promethius Hotel on the Kalamar Road has been converted to apartments, any info on that?

Just had a look at this kemer site, I knew they were coming to Kalkan but first time I've seen their plans. Their concept and spec looks very impressive, no doubt that will be reflected in the prices.
This has got to be an improvement on the appearance of the the hotch potch architecture styles of villas with little or nothing provided as a service road that have been spreading over the hills like wildfire.
