advise on buying property

HI,

New member, just back form holiday in Kalamar bay wounderfull place. My wife and myself are looking at buying property in the bay.Would appreciate any assisdence regarding best way forward.

Do your homework. And trust the comments on here. It may seem doom and gloom at times but their experiences are very real. We have been incredibly lucky but even now after 9 years still do not have all the certification in place. It is a wonderful place....but it does have its pitfalls too. Consider a resale with the paperwork in order. We love it and would never sell. Good luck and hope you find a place.

Welcome to the forum Frank and you have come to the right place to find all the information you will need. My advice to you is to give it a while before actually buying. 7 years ago we were in your shoes and so excited about the possibility of owning inTurkey with the intention of eventually retiring in a wonderful villa in the sunshine. 7 years on we are walking a totally different route - and we did our homework. Buy a reused home with all the paperwork and check it out, check it out again and then check it out.

Please don't be put off by negative comments because not everyone has a bad experience. I hope you have a smooth journey and find your dream home in paradise.

We purchased an apartment on Patara Prince Resort in Kalkan back in 2005, we sold it last year, it was a very successful holiday rental apartment, we had zero bad experience with the purchase, we got title deeds with no issues to the time scales 10 years ago which were much longer than today. We only sold up as it was the right time for us, we love Kalkan and have already been back there for a short holiday.

Be careful if you are buying off plan, might be best to look at properties already completed and owned with the current owner having the title deeds, get contracts signed, pay an agreed deposit and don't pay the final amount until the day the title moves into your name.

The situation at the moment in Turkey would not encourage me to buy. Rent first in the area really get to know it and the people before you commit yourself.

Wait. The lira is dropping and will go further, making any purchase even cheaper.

You should in any case rent for a year so you can get into the swing of travelling to and from a property and the snags of looking after it.

Maintenance is always a problem as you have to find tradesmen(!) you can trust.

DONT BUY OFFPLAN UNLESS YOU CAN PUT A CHARGE ON THE TAPU FROM DAY 1

Well the biggest factor for me at the moment would be the political situation along with what could possibly happen in the future. I would look again in a years time.
