Unbiased opinion required.

This post is in no way Turkey related; therefore the forum purists and analy retentive should stop reading now.
An unbiased opinion on the following would be much appreciated
I have recently had a very unsettling experience which has caused me to look to my principals. I was recently subjected to a torrent of abuse from a person with whom I was conducting some business, and some of their comments kind of hit home. I have always considered myself to be just and upright man, a socialist by nature, and always considerate of others less fortunate than myself.
I have a small property portfolio which provides a useful income, and recently one of my tenants informed me that his neighbour was in financial difficulty, and was anxious to sell his house as quickly as possible, and if I made him an offer he would be keen to do a deal. The house was in dire need of repairs, so it wouldnít be an easy sell.
After a bit of negotiation, he reluctantly accepted what I thought was a fair price for his house considering its condition. To sweeten the deal, I offered to pay his legal expenses, all he had to do was visit my solicitor, sign the legal documents and it was a done deal.
The documents were duly signed, and I was just waiting for him to move out, so I could get the place ready for a new tenant. And this is when the problems arose, between the documents being signed and my entry date, he had spoken to someone or other, and they convinced him that I had ripped him off, big style, and there was now no way he was going to vacate the premises. Unfortunately I had to exert a bit of pressure and threaten him with court action before he would move out. In my opinion, a deal is a deal, if you donít like the offer, donít accept it. If you can find another buyer offering better money, then fine.
He subsequently moved out two weeks after the agreed date, and not before I was informed of just what he thought capitalists in general and me in particular.
An honest opinion would be appreciated. Did I do an honest deal or not?
Iím not too sure myself.

In my opinion (for what that is worth) - yes.

The Seller had the opportunity to reject your offer if he felt it was insufficient. He was in a bit of a jam and wanted out and you provided him with the answer. He could have said that he didn't think your offer was enough, or that he wanted time to think etc. However, he did not and accepted your offer. On top of that you paid his legal expenses, which you obviously did not have to do.

Life is full of being "wise" after the event and wishing you had done something differently.

Hindsight is a wonderful thing and generally leaves you feeling disgruntled with the whole issue. You are in this position now, wondering if you did the right or wrong thing. Do not think like this. You made him an offer which he did not have to take. So no way are you at fault here.

From what you say, it is going to cost you a considerable sum in renovating, decorating etc. and this was your choice to pitch your offer to allow for this.

Go to bed happy! It's late and negative thoughts will keep you awake!

The seller ıs a whınger who wants the money and the property too.You have nothıng to reproach yourself for--a deal ıs a deal.Dont be too hasty about beatıng yourself up over thıs untıll you have costed exactly how much money ıt wıll take to brıng thıs property up to standard---and ıt nearly allways costs more than we ınıtıally thınk.Once thıs man had sıgned on the dotted lıne and accepted the money the property was yours honestly and legally---nobody forced hım to sell ıt but hıs own cırcumstances.

Agree whole-heartedly with all of the above. A deal is definitely a deal. His attitude is probably in part responsible for the situation that he got into in the first place.

Yes you acted with honour through the deal. Nowhere did you hold a gun and force or coerce this person into selling to you. Hold your head high, the one with poor morals and principals is the person you bought the property from.

When people get into financial difficulty they often look for someone to blame; in this instance you are probably the easiest target.

you say you offered him a price that you thought was right but in your heart you know that you didn,t and that,s why you are feeling guilty.
let,s be honest you only went after that property because your friend told you that the seller was in financial difficulty.ask yourself this would you have gone and offered the same amount of money if you knew the seller was in no rush to sell?
