Question Problem Poser: Air Conditioning & Rental Properties....

Once we get the new rentals forums open I will move this over.

Heres the problem.

Its your place and naturally you have air conditioning installed.

You are paying the electric bill so you use it sensibly.

Now, what happens if you do property rental and your guests want air conditioning as part of the deal.

Its all very well to price it as an extra and quite acceptable, but then what happens if the renter abuses the service and whilst during their holiday stay leave the damn thing running 20/24 hours every day?


There wont be many properties that have gone to the bother of having a keycard system installed that upon leaving the property and taking the keycard all electric shutsdown (similar to hotels)....

So how do you workaround this problem?

Keycards are a good option and not overally expensive, they can be retro fitted in older building but this is a bit more expensive and messy, it is usual to have this fitted on new builds, it can be done to a different circuit to ensure that all other appliances remain.

I have often wondered if a timer could be fitted to aircon units so they only run for an hour at a time. maybe there is a member on this forum who is electrically techy minded? This would certainly solve all problems, I am sure that it could be done.

Exactly what happened to us Merlin with our one and only set of renters. (They won't be back as this was the tip of the iceberg lol)
Leccy was £40 for two weeks.
Our agents explained about cost etc but when they went to clean air con was on full blast, doors were opened and guests were lying at the pool. Needless to say they explained again but obviously they took no notice and did as they pleased regardless.
My answer to the problem - I've taken both remote controls out of the apartment. If guests want air con they will have to pay £10 per week at time of booking for the remote to be left in the apartment or if they decide they want it while there it will be £2 per day and our agents will hand it over.
Not an ideal situation I know but only one I could come up with.
Does anyone else have any better ways of doing it?

I must admit being a bit selfish here

I get the same problem at the hotel....

We charge a reasonable rate based on the assumption that guests wont abuse it. We dont have a keycard system and I have found if you ask guests politely not to leave the air-con on all day, they just ignore you and think they have the right because they have paid for the rent.

Well, I can live with that - what does make me mad is that the Brits we have at the hotel just do not seem to be aware of how to use the air-con in the first place.

As Anne rightly says... they leave the windows open and air-con on full.

When we try to explain to them it doesnt work like that, it usually backfires that the next day they leave the air-con on 24hrs and all windows and doors open

Private Rental cant be a lot different from the same sort of problems we have at the hotel....

Its just one of my problems with tourists

Keycard sounds a great idea...anone know of anyone who retro fits this in Altinkum...OR know of air con units with cut out as Lorraine desribes? Good thread!!

You have to be careful with this because a lot of the older style keycard systems can easily be abused by dropping a bottle top from a pepsi bottle in the hole and the electric stays on all the time.

we were going to install air con then we bought portable fans from migros,and with the breeze we have all day and most of the night they are ideal

We used to stay at apartments that charged £10 per week for air con and they did have a key system installed. I think that if you did not want it at all it was on a different circuit and switched off during your stay.
