Help with renting out apartment in Torba
Hi,
Just bought a new 2 bed apartment close to the beach in Torba on a spur of the moment whilst on a recent holiday in Bodrum. Can anyone recommend a good property management agent? Where can I get buildings and contents insurance. Do you think I have taken a gamble buying in Torba...??Have I made a mistake..or do you think I should be o.k in terms of renting the property out and property price increases? Is it better to rent out long term or holiday lets?

I believe Torba is a pretty upmarket area and a lot of well off Turkish people, including ex-ministers, tv stars and (ultimate gods) football managers own property in the area.
I always prefer short term holiday lets because they tend to be more lucrative and also I don't have to learn too much about tenancy agreements and tenancy laws in a foreign country which can seriously trip you up if you don't do a lot of homework and have a good lawyer.
With holiday rentals a lot depends on how much money and effort you personally put into marketing your property. First you research your competition, then you target your market (family, young independent travellers, culture vultures, whatever), then you market it through a variety of sources. Don't expect just one rental agency to take your property and make you rich with 100% bookings during the season. You have to work at it too.
Spread your marketing efforts - an advert in your local golf club/place of work, a postcard in a shop window, a website, a selection of owner direct rental sites. Whatever you do put effort into yur advert. Make it as interesting and as detailed as possible and include pictures. Regularly review your advert and make special offers and fill in slow weeks with these special offers - one special offer rental can pay your bills for a month.
Also, be willing to rent for less than a week. The more flexible you are the more rentals you get and having only Saturday to Saturday or Monday to Monday rentals does limit your market if the area your property is in has flights into it every day. If you are only going to offer weekly rentals then check the local airport and see which day has the most flights in from your target market and set the start date accordingly.

Thanks Pebble, I hope you are right. Would you say the holiday season is the same as the rest of Bodrum April-Oct? Any ideas/suggestions with regard to advertising the property..best for me to use rental agents on the web? Use a local agent to advertise? Is there any particular agents in Turkey which the Turks use to find rental properties?
