But Bryn thats only going to protect you in the first year - I cant see any sitesi agreeing to index linked charging at the time of purchase.
I understand the dilemma however, the site charges arent or shouldnt be there as a profit making scheme moreover a division of the overall site charges between home owners.

Merlin index linking isnt impossible my Office rents are pegged for several years to come for instance.
Agree that the management shouldnt be a profit thing but then if this is a management company doing the job yes they are allowed to make a profit but not screw peopl at the same time

But Brian - the costs should be accountable not hidden - nor should the management company be cloaking their charges into the overall charge.
This isnt right.

As a matter of interest,our Maintainance Charges are the exact opposite.We live in Lara Antalya and our charges are 34 YTL Per Month.These include Large Communual Pool,Gardening,Site Cleaning,Rubbish Bins and 24 Hour 365 Days per Year Security.We have no other costs in relation to the Site,but it is all Turkish who live and work here and I guess that says it all.

Merlin again I agree the charges shouldnt be cloaked and if all the residents knew that the management company is making a profit (which of course they are in business to do) but at the same time they could have some transparency as to what was being charged for what and could see that the profit was not excessive then as long as they are giving a high quality service and peace of mind then people will not object. But when we have examples like the one on this post at 90 GBP per month everyone knows its far too much, and of course the residents arent going to be happy.
We are wandering of the post a little in generalising but for these people the best advice is to check your contracts and get together, if there nothing in the contract there is nothing to stop the residents finding and appointing a company of their choice at a sensible fee.

We pay £300 per year which includes up keep of swimming pool gardens external painting of appartments

It is worrying that other owners are presumably just paying up the £90 without questioning it. The owners should be in control of this. There is no question of someone just telling you how much you have to pay, and you have no control. We are currently in the process of trying to set something up at our complex, but I can't help worrying that if we cannot get enough owners to take notice, and realise that they must actually not just sit back, that we could go the same way.
The way the maintenance should be run is governed by the authorities, but it seems that if people don't question it, and research what they need to do, there are many agents making big profits at our expense.
Paul & Stella, if you don't want to be ripped off, you may have to do what we are trying to do, and as someone else said - contact all the other owners and explain the procedure to them, and try to get them to take notice and get together and do something. The monthly amount you are being asked for is ridiculous - you only have to talk to the locals about wages and prices of the things this covers to realise this.
