Thanks everyone for all the info & advice we`re going back to Yalicavak at the end of december for a couple of weeks to get these things sorted,including trying to furnish the apartment as well.We`ll let you know how we get on.Also is there any bars that any of you guys meet up in Yalicavak we would like to come & meet you

In answer to your your question, what can they do, when I was was out in kusadasi last month to shut my villa up for the winter, I had a big argument about my maintenance as the site agent said I had not paid (which I had), they were trying to charge me huge amounts of interest on these none payments, after 3 days of very heated arguments I managed to get it sorted out, but found out they can change your locks and reposes your property very easily and do it quite a lot in Turkey.
There are 2 people on my site that are over a year behind and there locks have been changed already, so beware.

Hi
I have just got back from Gumusluk and we are going to be buying at Opus Green. there eventually will be 41 purchasers at £60 maintenance each per month. Each apartment/villa has its own surrounding garden and apparently the charge will NOT include maintenance of idividual gardens only the communal ones. We haven't signed a contract yet, what do you advise we have put in contract: nothing, so that we can then refuse to pay or alternatively ask that all costs are detailed as to where the £29500 is going. I do not want to get on the wrong side of the developer. Is it normal to also have put in contract that there can be no increase for the first few years if it is this high?

I think you are on a sticky wicket here as the sitesi charge is or should be agreed collectively by all members of the site having a vote. What you are trying to do is fix a rate outside of whatever the sitesi as a whole may agree.
The builder doesnt have the right to offer individual offers unless he underwrites any future increases himself.

Hi there, is anyone willing to discuss privately what we should be getting for a maintenance fee of £35 per month. I feel that we don't get very much. We have a security guy there 24 x 7. I have a basic list of what I think he should be doing, the builder sees it differently. Should this include painting? Outside? Inside?
Anyone willing to pass on some advice?

You do not have to use the agent for maintenance of the site, unless it is specifically written into your contract. You can always use outside contractors, we do and it is much much cheaper for the same service - agents I feel try it on to see what owners will pay and it bears no relation to the real cost. Gipsybabe, your been asked too much. For 41 owners something around £40 a month should cover a gardener, security man and a general maintenance man.
I would say it is unreasonable to expect the maintenace charge to include maintenance inside any property, it is usually meant to be the fabric of the site eg pool, paths, walls or anything else but inside your property.
