Maintenance Charges

Info please - we are slightly reeling from shock at being informed that the monthly maintenance fee for our 3 bed apartment will be £90.00 per month - we had been told it would be around £50.00. Being a small new development, the Management is still being run by an Agent, but we believe it is more usual for the residents to form a co-operative. True? Has anyone in the Bodrum area any advice/help or info or similar experiences.

I am sure you will get more info on this but at first glance I would say excessive, in Altinkum area average around£20- £30 per month but obviously dependent on what is being maintained pool gardens etc.

I have recently been reading info on the web of many Brits purchasing in Turkey on complexes and seen their monthly charges trebled. I am starting to wonder if people purchasing on apartment developements are being pushed to so far to see what the limit is before they finally say enough is enough.

Here in Fethiye I was reading of one instance where there is 20 apartments and the agent is now asking for an annual fee of £1,190!!!! if everyone pays that is well over £23,000 now where does this stop?

Paul & Stella I would NOT pay £90 per month, that is a complete rip off. We pay £40 per month and I think that is plenty. I would suggest you try to contact the other owners and then get a break down of what this money is being spent on.

Paul and Stella that is far too much money post on here the size of the complex and then people can give you an ıdea what they are paying in similar complexes.

Just as a matter of interest what would happen if you don't pay it ? is it like our Council tax, would you get taken to court? Do you have to sign a legal binding agreement ?

there are 12x 3 bed apartments 2 x villas 1 x pool which has just been compleated ,and now are all sold paul&stella

So 12 apts plus 2 villas = 14 times 90 times 12 =15120 pounds per year (or it did when ı went to school). So given that a full time kapici is paid about 6000 GBP per year including SSK it does seem way over. On a normal Turkish complex or block of flats the occupants appoint a block manager from amongst themselves and have a meeting once a year to decide what needs doing in the block and how much they should be paying monthly etc. once this is set up it does become effectively legally binding to pay your montly fees, that said its run by the occupants for te occupants so its a) never expensive and B) in theır best interest.
Now if you ave bought from a developer you will need to check your contracts to see what was in them regards site management. It may be there is nothing in your contracts so there would be nothing to stop all occupants getting together and either running the site themselves or finding a management company with more reasonable rates and contracting them.

I will add to this as an after thought for all prospective buyers put the service charges on the things you need to know list and make sure you have the info in writing and on your contract.
