Management Companies
A few owners on our complex are trying to decide on whether to form a committee to run the complex ourselves or employ a management company. Can anyone recommend a good company in the Bodrum area and roughly what the costs are?

hi there is an english company called lets-altinkum services, they do all management services and transfers, based in altinum

H0w about sunray properties who are also members here.
then there is the outfit that sally's partner started, sally from sunshine homes that is.
and then there is an outfit in yalikavak clover management i think
and another one in yalikavak that is doing the management of myndos hills in gumusluk
I dont know if Lynn from gundogan does management, but she does something like that i think
there are several leads for you to check out, let us know what you find out

Thanks everyone for replying with suggestions for management companies. I am back in England for a couple of weeks, but as soon as I am back in Bodrum, I will contact the above companies, and hopefully a decision can be made. I will post an update and let you know how we get on.

Hi, I know from experience what a nightmare it can be finding a reliable and honest maintenance company - having got throught 3 companies in 18 months! However, we now have found what we feel is the perfect Solution - Yalikavak Property Services who are based in Yalikavak.
However, you mentioned deciding whether to form a committee or have management company to take care of all running of complex in your original post - as far as I am aware you HAVE to have a committee, it is one of the 'rules' in Turkey. I know we have had to form a committee for our complex and ours is a small complex.

Having been through this process this year - yes the answer is you do have to form a management committee by law. I think some complexes haven't but apparently it is illegal not to. If you don't form a committee how can you ensure everyone pays, and how can you democratically make decisions? If everything is set up correctly, if an owner chooses not to pay their regular maintenance, then after a couple of solicitors letters (the cost of which will be added to their bill), if they still don't pay the end result is that their property can actually be seized by the courts - a certain incentive to get people to pay! There is no reason why you still don't have a management company employed to run your complex, but the owners will have all had a vote in who is chosen, and will get a chance to put their views forward in any matter that affects the complex. The first step is to go and see a solicitor (preferably recommended by other property owners in your area), who specializes in this field. He/she will then guide you through the whole process. It is not adviseable to allow an Agent or Management Company to advise you on this, in our experience they will often not bother to do things the right way. The only advice you should take is from a Solicitor. If you don't set up a committee, think of all the problems you could encounter, as well as not being legal! I see the original posting was made some time ago, so maybe the member who asked the question has found out what they need to do by now.
