Can you tell me whether these charges are too high please.......
I'm in the process of buying a property and have just been advised that the maintenance costs will be £590 per annum. This is for a two bed apartment, with a pool shared between six apartments and very small garden areas. Electric charges for the communal areas are not included in this price and will be split between the apartments at a later date, but the pool chemicals are included. I thought that this was a particularly high price (£590 x 6 apartments = £3450 per year). However, having spoken to the estate agent I was advised that the charge was reasonable as it was for a full time maintenance man, 12 months of the year. The agent also advised that it was a reasonable charge as there was a minimum wage and the fee would also cover the maintenance employees health care.
So, my question is - do you think this sounds like a reasonable charge. I don't want to pay peanuts for a half hearted maintenance service, but on the other hand I don't want to get charged over the odds either. Can anyone offer any opinions?

Jen,
In my opinion, and it is just my opinion, I would say those charges are quite high, I would expect charges to be more around the £300-£350 mark.
Which area are you in?

Like speedy says, it seems quite high.
How big is the pool, is there a security person, and what area did you purchase?

Thanks for the quick responses.
I am buying in Kalkan.
The pool is around 40m2.
There's no security as such, just one person employed full time.
I expected the maintenance to be around £300 myself. I don't suppose I really have much room for manoeuvre on this anyway. I suspect that we are subsidising the 4 other apartments that haven't sold as yet (onlt two out of the six have sold so far). However, I suppose that when we pay £590 for one year it's never going to be reduced, even when the other apartments have sold. Do either of you know of anyone that's had any luck when trying to reduce maintenence fees in this type of situation. I should say that we haven't actually bought the apartment yet - but we are very very close to doing so.

just a thought! we all love a bargin but put it like this ,over in ireland to have a caravan on site is around£1200/£1500 per year,you pay for everything else on top of this....

yes Ken but she is looking to buy an apt in turkey and really wants to know the going rate that most people will be paying there, if most peeps were paying nearly £600 then i dont think jen would be too concerned?

I am paying £260 a year. But I am on a big complex, so the cost is spread out between more people. The smaller the complex, the higher the cost I guess. We did look at a semi villa on a complex of about 10 houses with a pool and small gardens. The fees were £50 a month. Both fees here include security and gardeners and pool etc. Nothing extra to pay.

Hi, we pay nearly that amount, but we have A full time security man, a gardner and a part-time pool man.

maybe some of you such as rachel are on sitisi where they amounts can vary, for example ozcelik put thier costs up last year for a while to pay for drainage improvement but if its a normal non sitisi type complex where there is no comittee, i think the price is very high and £300 would be more realistic.
I think you really need to know what you are getting for your money and a breakdown as to where each item of cost is going

Hi Jen
We have also bought in Kalkan (on the Kalamar Road) and our maintenance for pool and surrounding gardens is £600 per year. The pool, I understand, was only filled last weekend, so the charges are in fact for about 6 months of the year. We are going out to our apartment on Monday 1st May, and will be having a chat about some of these things.
