property management
Hi all, just after some recommendations really. I have a little house on Gumsan 1 complex in Gumusluk, and I am looking to rent it out soon. I have been quoted £80 per month for someone to come and look after the place and to hold the keys etc, but I will then have to pay £38 on top of that per clean and linen wash/change. I am looking for a reputable company in the area that can look after my house, clean between rents, wash all the linens etc and wont charge an arm and a leg! Also, for those of you that use such a service, how do you arrange payment? I dont have a Turkish bank account, and money transfers cost too much, any other ways? I would really appreciate someones recommendation, as I dont want to be stitched up, and end up paying over the odds.

£80 a month seems excessive - shop around (look at the estate agents websites)
you could always get the guests to pay the cleaning charge locally (we did that when we last went to Spain)

Hi there...£80 per month is extremely expensive and I am sure that there is a property management company in your area that would charge you a lot less than that. If you look at the prices I charge on my website it should give you a good idea of what you should be paying...Unfortunatly I'm to far away from you! Wish you luck

We have a house at Gumsan and use Mandalinci for our property management. They are based at the Mandalinci hotel in Turgutreis.
So far they have been extremly efficient. If you want them to advertise your property, all they charge is a £100 set up fee and then take a small commission from any bookings that they find. This fee also includes two airport transfers to Gumsan! There are no montly costs but any repairs that need doing are quoted for and you can then chose to go ahead or not. They have also arranged cleaners and bedding for any visitors or friends staying.

Hi that seems an awful lot we have a house in gockebel and get the same services including the laundry cleaning for the same price (£900 per year) the company we use is simply villa management regards Will

Hello,
We have purchased many properties around bodrum during the last 3 years. We
been adviced to use different management companies and made very bad
experience, especially regarding managing a complex. Only good thing was
that we have learned a lot about the system and the companies. I will
underline that I am not advertising for any companies but after 3 years we
found a really professional company. Before choosing a management company I
would strongly advice to ask the company following questions;
1) Are they licensed to deal with property management issues? If yes let you
send a copy of the license which they will surelly send to you.
2) How much is the company start capital ? ( this is very important because
most of the companies are just offering services from an home office and in
turkey you can setup a limited company with just approxm. 2000 GBP. A
management company should be able to run and manage a complex, even when
owners are late with payment, they should not just be able to work with
client moneys.
3) Complex or private property management means to deal with lots of monies,
therefore you have to ask if they have a in-house bookkeeper and if they
have seperate client accounts.
4) They always say they are multilanguage speaking but in most cases this
isnt true. Just phone them up to test it?
5) If they are saying they deal with rentals ask please if they are
authorized to do so. Here again let you show the license. ( on the license
has to be written that they are government bonded agency to deal with
rentals, in turkish ( a gurubu seyahat acenta belgesi )
6) A management company should be able to offer a 24/7 emergency number for
any needs.
7) If a management company deals with sales,buying dont use them. Every
company should just do where they are specialized. Selling and buying
together with management doenst work.
These are just some examples, which has helped us to find the best company
for our private properties and also for our complex. Our complex is located
in yalikavak and has 22 units and the other one 22 units and all owners are
happy. For private management with rental we pay just a fee of 600 GBP which is acceptable for us.

Maby you rember Esra who ran restarant at swimming pool last year. She has set up a management company and her charges are a lot cheeper
