As I see it the owners value their own property, we all know how much we have paid in real terms and not tapu terms!! and the buyer can speak directly to the owner and be assured of a proper deal.

Thanks everybody for the comments so far and I'm glad there would be some interest from people here at least.
The site I am proposing would not replace an agent or be responsible for setting up any deals, etc. It would be a place where owners can advertise their property simply and for free in their efforts to attract more viewings/tennants, etc.
If a sale or let was being done privately then that would be between the buyer/renter and the seller and all necessary cautions and legalities would be advised, alternatively if the sale/let is taking place with an agent then their contact details could be added.

Everything I have read on this and other various Forum subjects is giving out some great information to us `moonies`, but I`m almost afraid to ask for an accurate description of an `emlak`. Every subject introduced which includes any reference to `the emlak` gives me the impression of some Rachman type agent/landlord - feared by all serfs. How could he influence such a great scheme as this.

Ian: I don't know whether you question is tongue in cheek? In case it isn't, and for the information of any newbies, an Emlak is a real estate agent in Turkey.

But that's exactly the point I'm making - how can the owners value their own property if they're not in real estate? And it would be tempting to price it as high as possible would it not?
Buyers would be aware of that and feel they weren't dealing with professional bodies.
We all know there are plenty of estate agents in Turkey who ask for silly money, and people are becoming all too aware of that. So it will be much harder as a private individual to market their property at the price they alone have decided it's worth.
I do think the concept is a good idea, but most people would not consider viewing a property that has been valued by the seller. I wouldn't! Would you?

Hi Juicy, yes I would in fact consider viewing a property that has been valued by the seller; you can make the price anything you want but a buyer will only pay what they think it is worth.
We bought in 2004 we knew absolutely nothing and relied upon the 'honesty and integrity' of the Turkish emlak!, only to find out three years later that we paid 3% of the sale value in sterling when it should have been 1.5% of the TAPU value in YTL!! Would you do that to someone, I know that I wouldn't1
If these things were pointed out to the buyer then I know who I would choose to do business with. I feel that I could almost complete a Ph.D. on buying property in Turkey and if I wanted to sell our place who would I go to-not a Turkish emlak that is for sure!!

Thanks Maria - We`ve only dealt directly with ASEM and have never been involved with any other agents as such; I suppose it only takes one bad one to cast a shadow of suspicion over the rest. This Forum could certainly be used to sort out the `Wheat from the Chaff`.

the key element is exposure.
Theres no point in advertising on a free site if no-one looks at it and it doesnt generate any enquiries.
For that reason I choose to pay to advertise my property. In doing so I look at the number of hits I get, and how many of those turn into enquiries and then how many of those turn into bookings. In my experience you need a lot of enquiries to generate a few bookings, and lots more hits to generate those enquiries.
An alternative is to pay by success - eg Villarenters charge 10% of the bookings you receive. Seems to be a fair system but if you get a lot of bookings a flat fee might be better value
Good luck with the venture and keep us informed of progress as I am sure those that rent would be interested in another free ad to increase their exposure (oh, and you need quite a few properties on the site so it looks more professional and successful. The more you have the more you get)
