I was once remortgaging a property and the bank of course sent in their chosen surveyor. The surveyor valued the property at 0, stating that it had subsidence. I thought, no problem because it is insured against this. The insurance company sent in a surveyor who rubbished the Bank's surveyor and proved to me that there was no subsidence. I had already paid the bank 450 up front and they refused to refund it. I got my mortgage from another bank with no problem.

We had 2 gay guys who'd put in the full asking price subject to a survey (found out afterwards they had done this on 2 other properties too at the same time)

The "surveyor" (and I use that term loosely) found 13 "major" faults , so I ended up getting a local builder to assess them
The Purlings (roof supports for the main roof beams) did need doing, they were packed with hardwood so had to be changed to slate (my brother did that in 2 short visits)
The "major cracks in the exterior walls" were a bit of a puzzle , both the builder and myself couldn't find a single crack (what that was, was the join between the stone feature and the brickwork) ..took me all of 10 minutes with cement with added bonding in to sort

The "blocked up full to the brim" drain in the shared driveway was just a blatent lie , the drains had been washed out that morning and disinfected to be on the safe side , so I contacted the firm the surveyor worked for to report him but they told me only the person who actually hired him could complain about him.

I have absolutely no faith in surveyors either. Our property is old and listed and the surveyor asked us if we had planning permission to remove the fireplace in the living room. There had never been a fireplace there in over 150 years ! Money for old rope and, the thing is, if they miss something of real importance, there is no come-back and they are not responsible !

Actually they are responsible and have been trashed badly in court, so they go OTT for self-defence.
We owned a penthouse and when it came to a remortgage they just did a drive-by valuation (?).
Just how do you value a penthouse at the top of a block on a drive-by from a road 6 storeys below???
They came up with a stupid figure and said we would have to pay a penalty 250 if they came to do a property visit and couldn't increase the value.
They did and we didn't!

It's a common thing for surveyors to trot out the same tripe on every job "The chimney needs pointing" etc
I was working for a builder , who asked me if I'd let the surveyor in , he'd left a big note on the front door "tiler upstairs, please knock loudly"
When he got back from shopping, he went ballistic, the wally had left a note no one in, so couldn't get access to the roof, but chimney needs repointing
The builder had pointed it the previous day and left ladders in the back yard
he told me the surveyor was a complete wally; he'd made him take off the really old wooden gutters (these were oak and lined) and put up cheap modern ones
