I asked our developer the first time we visited to furnish about our electricity bill in the presence of our agent who told us we couldn't have a bill and I got confused(pre TLF full exploration/understanding!!!) they explained we couldn't pay so it was his bill until things were finalised, I wasn't concerned about water as the well was included in the contract and I believe (could be wrong) in the maintanence. Each visit I have been told not to worry until deeds are sorted. From what I've heard from our neighbours once the deeds are transfered a meter is put in.

our apt was built with its own meter and still we pay developers rate it is payable to the developer and he pays the bill for the site.so in theory yes he does pay but dont be alarmed when he knocks the door and asks for payment

Properties should be built with the meters in......usually on outside of property where they can be read by Tedas.
Red..... your meter may be in one place on the site for all the properties. Look for a bank of them all together.Thats what how we do them when we build.Tedas man reads all properties at same time and prints out bills and gives them to the caretaker/manager.
Yes builders electric is more expensive than domestic electric and I would agree with Cheeky Cops that you may get a bill one day Red.
Site needs iskan and then you need your deeds.
Jamie and Julie........it should be the builder that gets the iskan(habitation rights. This is given by the belediye(council) when the site/properties have been passed as being correct and within the right meterage for the site.
If iskan is not passed then its problem time !
You take deeds and passport tax number and the fee to main Tedas office (Bodrum one is near HSBC and Oasis) and change it to your name. (Nearly every time I go its sorted out by the same really miserable woman !)
Once its in your name you can pay at any TEDAS office or POST OFFICE or pay by standing order from your bank.
Water .....take deeds and fee and passport and tax number to your local council office to register. Also to pay. If you are late you get a small fine.

I stand to be corrected on any of the above !

I don't think there are many builders in Kusadasi who pay for everyone's Iskan because on our complex everyone has to pay for their own; and also my mum had to pay for hers. There are quite a few people I know who've had to pay for theirs as well.

Our sitesi is complete and we all have our own meters but the TEDAS guy only reads the main builder's meter then everyone's usage is calculated via their own meter. We pay the maintenance guy. As Lynne says, it's quite expensive to turn the electric over to TEDAS and it looks as if it will be down to the property owners on our sitesi to pay for it.

i was also told by the builder that i dont pay electric or water bills untill my deeds were through it would be hard to read the meter as we havent got one fitted yet but there is a hole in the wall outside the apartment ready for one

in most cases i and most others would agree that it would be hard to read a meter if you dont have one , this strenghtens the argument to get your meter fitted and tapu and hab cert asap if not this only helps the developer to charge you as and when he likes and you cannot argue for or against as you have no readable record.

as on our complex most do not have a tapu but have been visiting there properties for several years and have had to pay for the electricity they have used (and been charged well over the top for what they have not used also as they didnt understand the meters but thats another story) as the developer has had to pay his electric bill he wants to claw back as much as possible towards his costs

so as discussed in a further post dont be suprised if you get a knock on the door asking for blah amount lira for elctricity fees, yes the builder may well of said "i pay for it " but not without passing it on to the buyer believe it not one developer is gonna do that for free

thanks for the info cheeky chops i will be on the phone this afternoon i find it hard to get a straite answer from any of them when i ask questions i just get told ohh no problem we sort it for you but now i am going to start to get more asertive with them thanks again

Hi Cheeky Chops - this is like dejavue I remember asking all these questions a couple of months ago and you giving me the same answers - I read in the voice that this 1 day TAPU for foreigners starts in May, do you thing things are going to get easier for people buying off plan, as it does seem the new builds that have the problems.

Nice to see your still in good answering form!!!

HI,

I have an apt on a small complex. We have separate meters for each apt. The bills are in the name of the developer but we have each been paying them as they arrive. Las year in August i eventually got my Tapu. This week i have heard that the developer has now had the elec and water cut off as we have our Tapu's and these utiliities should now be in our names. He has done this wihtout informing us. Some people are arriving to their properties without water or electricity. We all paid a connection fee for both. Can he do this and what do we need to do to get the utilities reconnected?

I have my Tapu, Hab cert, Water and Elec in my name but does it say somewhere on the Elec bill if it is the buildera rate or domestic, and what would that be.
